       Improvements and Advantages therein or in any wise thereunto
       belonging unto the said Richard Croxall his Heirs and Assigns for
       Ever and the said Nathaniel Rumney and Mary his Wife for themselves
       and their Heirs doth further Covenant and Agree to and with
       the said Richard Croxall and his Heirs that they the said Nathaniel
       Rumney and Mary his Wife and their Heirs shall and will from
       time to time or at any time for Ever hereafter Warrant and Defend
       the above Bargained Land and Premisses with the Appurtenances
       from all Persons Claiming from by or under the said Nathaniel and
       Mary his Wife as their Heirs or in manner whatever And the
       said Nathaniel and Mary his Wife for themselves and their Heirs
       doth further Covenant and Agree that from time to time and at all
       times for Ever hereafter at the Reasonable request of him the said
       Richard Croxall his Heirs or Assigns and at his or their proper
       Cost and Charge make do and Execute any other Lawfull Deed or
       Deeds of Conveyance according to the true Infent and meaning of
       this Present Deed for the more sure Conveying and making
       Over unto him the said Richard Croxall his Heirs and Assigns for
       Over the above Bargained Land & Premisses as he or his Heirs
       Ex.rs or Assigns or his or their Counsel Learned in the Law shall
       Devise Advise or require provided the same be according to the
       Intent and meaning of these Presents In Witness whereof
       the said Nathaniel Rumney and Mary his Wife hath hereunto
       Affixed their Hands and Seals the Day and Year abovementioned
       Signed Seal'd and Deliver'd in                        Natha.l Rumney Seal

          On the Back of the aforegoing Deed was thus Endorsed viz.t
