Ex.d This Indenture Tripartite made the
       fourth day of April in the thirty third year of the Dominion
       of the Right Honourable Charles Absolute Lord and
       Proprietor of the Provinces of Maryland and Avalon Lord
       Baron of Baltimore &c And in the year of our lord God seventeen
       hundred and forty Eight Between Abigal Tomlinson
       of Somerset County in the Province of Maryland Widow of the
       first part Charles Riggin of the County and Province af.d Planter
       of the Second part and John Williams of Pocomoke in the
       County and Province af.d Gent of the third part Witnesseth
       that the said Abigail Tomlinson for the Docking barring
       and cutting off all Estates Tail and Remainders in Tail
       of and in the Messuages Tenements Lands and Hereditaments
       herein after mentioned and for the Setling and assuring the
       same to and for the uses intents and Purposes herein after
       Limitted expressed and declared and in Consideration of
       five Shillings to her in hand paid by the said Charles
       Riggen the Receipt whereof is hereby acknowledged and
       for divers Good Causes and Considerations her the said
       Abigail Tomlinson in this behalf moving Hath Granted
       Bargained Sold Released and Confirmed and by these
       Presents Doth Grant Bargain and Sell Release and
       Confirm unto the said Charles Riggen and to his Heirs and
       Assigns for ever All that Tract of Land called Manloves
       Lott lying in the County af.d on the North side of Pocomoke
       River Beginning at a marked Red Oak standing on the
       south side of a Patch of Marshe in Pungateage fields by the
       af.d River side thence with a Line drawn South East by South
       One hundred and Twenty six Perches down the River for breadth
       to a marked Spanish Oak Standing on a high Bank thence
       with a Line drawn West into the Woods for Length five
       hundred thirty Three and a half Perches thence with a Line
