       Tract of Land called Howards Gift with the appurtenances thereunto
       belonging unto the same Thomas Wilkinson his heirs and Assigns
       for ever to the intent and purpose that he the same Thomas Wilkinson
       may become perfect Tennant of the freehold of the same Tract of
       Land called Howards Gift with the appurtenances whereby one or
       more Common recovery or Recoverys shall & may thereof be had &
       Suffered in manner & form hereafter following for which intent
       & purpose it is hereby covenanted granted concluded & agreed upon
       by & between all the parties af.d to these presents that it shall &
       may be lawfull to & for the af.d James Calder to bring & prosecute
       against the same Thomas Wilkinson one or more Writ or Writs
       of Entry Sur Disseisin on le post returnable before the Justices of
       the Prov.l Court of Maryland af.d at a Court to be held for the
       same Province at the City of Annapolis the Second Tuesday of
       April next Ensueing the Date hereof of & for the Tract of Land
       af.d called Howards Gift with the appurtenances to which said
       Writ or Writs the same Thomas Wilkinson shall appear gratis
       & Vouch to Warranty thereof the same Anne & Nathaniel party
       to these presents who shall also appear & enter into Warranty &
       Vouch over the Common Vouchee who shall also appear &
       enter into warranty for the af.d hereby granted premisses with
       the appurtenances & then shall imparle & afterwards Depart
       in Contempt of the Court & make Default so that thereupon one
       or more common recovery or recoverys with Double Voucher over
       may be had Suffered & Executed & all & every other thing or things
       done & perfected needfull & necessary for the haveing suffering
       & perfecting the Recovery or Recoverys af.d According to the Course
       of Common Recoverys in Such Cases used & that the same
       Recovery or Recoverys shall be Executed by Writ or Writs of
       habere facias seisinam & it is hereby further Covenanted granted
       Concluded & agreed by & between the parties af.d to these presents &
       every of them for themselves & their heirs respectively that the
