       Joyner eldest son of Solomon Wright late of Queen Ann's County
       in the Province afs.d and Elizabeth his Wife both Deced which same
       Elizabeth was another Daughter and Devisee of the same John King of
       the first part Thomas Wilkinson of Queen Ann's County in the same
       Province Gentleman of the second part and James Calder of Chester Town
       in the same Province Attorney at Law of the third Part Witnesseth
       that the same Ann Parr and Nathaniel Wright as well for the Docking
       barring and cutting of all Estates Tail Reversions Remainders and all
       other Estate and Estates terms and Interest heretofore Created limitted
       or declared of for in or concerning all that tract or Parcel of Land with
       the appurtenances thereunto belonging called Howard's Gift lying
       Scituate and being formerly in Cecil County but now in Kent County in
       ^the^ Province afs.d at the head of a Creek called Farly Creek Beginning
       at a marked Poplar Tree standing on the south side of a Branch called
       Poplar Branch being the Northermost bounds of a Parcel of land
       taken up for Elias King and William Harris Called by the name of
       Poplar Farm and running from the said Tree North North West
       one hundred and fifty Pches and from thence with a line drawn
       East North East three hundred and Twenty Perches and then with
       a line drawn from the End of the East North East line South South East
       one hundred and fifty Pches and from thence with a line Drawn
       to the aforementioned Poplar Tree standing on the south side of
       Poplar Branch containing and laid out for three hundred acres of land
       more or less And for the settling and Assuring the same tract of land called
       Howard's Gift with the appurtenances to and for the uses intent
       and Purposes herein and hereby after limitted expressed mentioned and
       Declared as for and in Consideration of forty seven pounds Current lawfull
       money of Maryland to the same Ann and Nathaniel in hand already
       paid by the same Thomas Wilkinson and James Calder the Receipt whereof
       is hereby acknowledged and for Divers other Good Causes and Considerations
       them the said Ann and Nathaniel hereunto Respectively moving Have
       granted Remised released and Confirmed and by these Psents they the same
       Ann and Nathaniel for themselves and each and either of them and
       their Respective heirs do Grant remise release and Confirm unto the same
       Thomas Wilkinson in his Actual Possession now being by Virtue of a
       Bargain and Sale to him thereof made for one Year by Indenture made
       bearing date the day next before the day of the Date of these Psents
       and by Virtue of the Statute made for transferring uses into Possession
       and to his heirs and Assigns all the afd tract or Parcel of Land called
       Howard's Gift Containing three hundred Acres of Land more or less
       contained within the line and boundaries afores.d with the appurtenances
       thereunto belonging To have and to hold all and Singular the same
