       his heirs Executors Adm.rs and Assigns that she the said Joanna
       Croxall shall and will from time to time and at all times forever
       hereafter Warrant and Defend the above Bargained Land and
       Premisses with all it's Appurtenances and Improvement and
       Advan^ta^ges as well from her the said Joanna Croxall as her heirs
       or any person Claiming or to Claim any Right thereto or therein by
       from or under her or in or through her or their means or procurem.t
       and the said Joanna Croxall doth for herself and her heirs farther
       agree to and with the said James Carroll Croxall and his heirs Ex.rs
       and Assigns that she the said Joanna Croxall her heirs Ex.rs &
       Adm.rs shall and will from time to time and at all times forever
       hereafter at the proper Request and Instance of him the said James
       Carroll Croxall or his heirs Executors Adm.rs or Assigns and at his
