       Confirmed and by these Presents Doth give Grant Bargain
       sell Alien Enfeoff and Confirm unto him the said Osborn Sprigg
       his Heirs and Assigns the said One Hundred and fifty acres of
       Land together with all Buildings Improvements Profits
       Commoditys and Advantages thereunto belonging with
       their and every of their Appurtenances To have & to hold to him
       the said Osborn Sprigg his Heirs and Assigns forever to his &
       their own Proper use and behoof and to no other use intent
       or Purpose whatsoever and it is Covenanted ^and^ agreed by and
       between the said Parties and their Respective Heirs that the
       said Recovery was had and Suffered & is hereby Declared to be to
       the use and behoof of the said Osborn Sprigg his Heirs &
       Assigns & to the Intent and Purpose that he and they shall
       and may be invested with an Indefeazable Estate of
       Inheritance in fee simple of and in the Land & Premisses
       with the Appurtenances And the said Arden Mariartee
       for himself and his Heirs doth Covenant Grant and agree
       to and with the said Osborn Sprigg his Heirs and Assigns that
       he and they shall and may forever hereafter Quietly & Peaceably
       Have hold Possess and Enjoy all and Singular the
       Premisses freely & absolutely Discharged of & from all Claims
       Charges and Incumbrances whatsoever The Rents and
       services hereafter to grow & arise due to the Lord Propry only
       Excepted and foreprized In Testimony whereof the
       Parties have hereunto Interchangeably set their Hands &
       Affixed their seals the Day & Year first above Written
       Signed sealed & Delivered
       in the Presence of                            Arden Mariartee   Seal
