       Causes and Considerations them the said John Cornwell Joseph
       Brittingham and William Franklin in this behalf moving Have
       Granted Bargained and Sold Released and Confirmed and by these
       presents do Grant Bargain Sell Release and Confirm unto the said
       John Purnel and to his Heirs and Assigns all that Tract of Land
       called Corn Hill Scituated lying and being in the late County of
       Somerset now County of Worcester on the Seaboard side on a River ^called^
       St Martins Rover and on the south side thereof Beginning at a
       marked White Oak standing by St Martins River Adjacent to the
       Land of Robert Johnson (now David Johnson's) thence with a Line
       drawn South West by West five hundred forty two perches to a marked
       Red Oake Standing at the head of Robert Johnson's Land thence w.th
       a Line drawn North thirty Degrees Easterly One hundred & sixty
       perches thence North thirty Poles thence North eighty one Degrees
       Westerly Seventy two Poles to a Branch of St Martins River called
       Samuel Showels Branch thence down the said Branch North East
       One hundred forty six Poles to St Martins River thence with a Line
       to the first Bounder Containing and Laid out for Two hundred and
       Ninety three Acres more or less as in and by the sid Original Grant
       thereof Relation thereunto being had may appear together with all
       Buildings Orchards Gardens Improvements Profits Priviledges Hereditaments
       and Appurtenances whatsoever unto the af.d Tract of Land
       belonging or in any manner Appurtaining and the Reversion and Reversions
       Remainder and Remainders Rents issues and Profits of all &
       Singular the Premisses and every part and parcel thereof with their and
       every of their Appurtenances and also all the Estate Right Title Claim
       and Demand of them the said John Cornwell Joseph Brittingham
       and William Franklin and every of them of in to or out of the said
       Premisses with the Appurttenances or any part or parcel thereof in
       anywise how^so^ever To have and to hold the said Messuages Tenements
       Lands and Premisses abovementioned and every part and parcel
       thereof with the Rights Members and Appurtenances unto the said
       John Purnel his Heirs and Assigns to the only proper use and
       behoof of him the said John Purnel his Heirs and Assigns forever
       Yet Nevertheless to the Intent and purpose only that by Virtue of
       these presents the said John Purnel shall and may become a good &
