       Osburn Sprigg the said One Hundred Ninety & five acres of
       Land together with all Buildings Improvements Proffits
       Comodities and Advantages thereunto belonging with their and
       every of their Appurtenances To have & To hold to him
       the said Osburn Sprigg his Heirs and Assigns forever and to his
       and their own proper use and behoof and to no other use Intent
       or purpose whatsoever and it is Covenanted & agreed by and
       Between the said Parties and their Respective Heirs that the
       said Recovery was had and Suffered and is hereby Declared to
       be to the Use and behoof of the said Osburn Sprigg his Heirs
       or  Assigns and to the Intent and purpose that he and they
       may be Invested with an Indefeazable Estate of Inheritance
       in fee Simple of in and to the Land & Premisses af.d with the
       Appurtenances And he said Samuel Tyler for himself and
       his Heirs Do Covenant Grant & Agree to and with the
       said Osburn Sprigg his Heirs and Assigns that he and they
       may forever hereafter Quietly and Peaceably have hold
       and enjoy all and Singular the premisses freely & Absolutely
       Discharged of and from all Claims Charges and Incumbrances
       whatsoever the Rents & Services hereafter to grow & arise due
       to the Lord Propry only Excepted & foreprized In testimony
       whereof the parties have hereunto set their Hands & Seals
       the Day & Year first above Written

       April y.e 10.th 1747  Reced of Osburn Sprigg Sixty Pounds Sterling

       April the 10.th 1747 Came before me the subscriber one of his
       Lordships Justices of the provincial Court the within Named
       Samuel Tyler & acknowledged the within Deed according to
       Law                                                   John Darnall
       Reced for his Lordships use Eight Shillings Sterling being for the
6     Alienation fine of the within one Hundred & Ninety five Acres of
       Land 15 April 1747
