       Lands being four hundred and twenty Eight Acres

Ex.d This Indenture made the 10.th Day  of April in the Year
       of our Lord One Thousand seven Hundred and forty Seven Between
       Samuel Tyler of Prince Georges County planter of the one Part and
       Osburn Sprigg of the same County Merchant of the other part whereas a
       Common Recovery was had & Suffered at a Provincial Court held at
       Annapolis the second Tuesday of April in the Year of our Lord One
       Thousand seven Hundred & forty Six Before   Benjamin Young
       Esq.r Chief Justice and others his Associates Justices of the same
       Court of a Tract of Land called Darnall's Groves Containing by
       Estimation one Hundred and Ninty five acres be the same more or
       Less with the Appurtenances therunto belonging wherein the said  
       Osburn Sprigg was Demandant and the said Samuel Tyler was
       Tenant who Vouched to Warranty the Common Vouchee and whereupon
       a Writ of Seisin hath been Issued and Executed as by the
       Record and process of the said Recovery Remaining in the provincial
       Court may appear which same Recovery was ^had^ to the end and
       purpose that the said Samuel Tyler might be enabled to Convey
       unto the said Osburn Sprigg his Heirs and Assigns forever an
       Estate of Inheritance in Fee Simple of in and to the said
       One Hundred Ninty and five Acres of Land with the Appurtenances
       to the Use of him the said Osburn Sprigg his Heirs and
       Assigns forever and to no other use Intent or purpose whatsoever,
       Now this Indenture Witnesseth
       that the said Samuel Tyler for & in Consideration of the sum of
       Sixty pounds Sterling to him in Hand paid by the said Osburn
       Sprigg the Receipt whereof is hereby Acknowledged hath given granted
       Bargained sold made over & Confirmed and by these presents do
       give Grant Bargain sell make over & Confirm unto the said
