       Whereas Charles Carroll of the City of Annapolis Esq.r had
       Advanced Several Large Sums of money for the af.d John Digges
       for the Payment of which sums with Interest the said William
       Digges Deceased became Bound and liable to him the said Charles
       Carroll and which said sums of money are yet altogether unpaid
       and unsatisfied Now therefore Know Ye that We Ignatius
       and Nicholas Digges Ex.rs of the said William Digges for and in
       Consideration of the sum of Five Shillings Sterling to Us in
       hand paid by the said Charles Carroll and in Consideration of the said
       Several sums which the said William Digges our Testator stood &
       Bound and engaged to the said Charles Carroll for and in behalf of the
       said John Digges as aforesaid Have Sold set over and Assigned
       and by these presents Do Sell set over and Assign unto Him the
       Charles Carroll his Heirs and Assigns all the said Mortgaged Land
       and Premisses so as aforesaid by the said Indented Deed Pledged
       or Mortgaged by the said John Digges to William Digges our Testator
       Excepting what is here^in^after Excepted Viz fifteen Negroes lately
       Sold by the said Ignatius and Nicholas Digges and part of the Produce
       of which said fifteen Negroes before the Day of the Date of these
       presents has been Applied to the Discharge of a Debt due and owing from the
       said John Digges to Daniel Dulany Esq.r and for the payment of
       which Debt the said William Digges in his lifetime had also become
       Bound and the Residue of the Produce of the said Negroes hath
       been paid to the said Charles Carroll Esq.r in Exoneration and Discharge
       of Part of the money he had as before been in Advance for the said
       John Digges Provided Nevertheless and it is the true Intent
       and meaning of these presents that in Case the said Mortgaged
       Premisses mentioned in the said Indented Deed or in these
       Presents on a Sale made thereof should Raise ^more^ moneys than ever
       pay and Satisfy him the said Charles Carroll his Heirs or Assigns
       for the sums so as aforesaid by him Advanced for the ^said^ John Digges
       then the said remaining Mortgaged Premisses on the said Residue
