       and the Reversion and Reversions Remainder and
       Remainders thereof To have and to hold all and
       singular the aforesaid Parcell of Land Party of the Tract
       of Land called Conquest contained within the lines and
       Boundarys aforesaid with the premisses and appurtenances
       thereunto belonging unto the same John Hawkins
       and his Assigns from the Day next before the Day of the
       date of these Presents for and During the Term of one
       whole year from thence next Ensuing and fully to be
       Compleated and ended Yeilding and Paying thereof one Pepper Corn
       at the Expiration of the said Term if Demanded to the Intent &
       Purpose and the better to enable the same John Hawkins
       to accept and take by Virtue of these presents and of the
       Statute for Transferring Uses into Possession a Grant and
       Release of the Reversion and Inheritance of the afores.d
       hereby granted premisses to him his Heirs and Assigns
       for ever to the Uses Intents and Purposes and in such sort
       and Manner as the same Ernault and Jane do intend to
       Grant release and Convey the same by Indenture
       intended to bear date the Day next after the Day of the
       Date of these presents In Witness whereof the partys
       aforesaid have hereunto Interchangeably set their hands
       and seals the Day and year first above Written
       Sealed and Delivered            Ernault Hawkins   Seal
       in Presence of
       Tho.s Wilkinson                    Jane Hawkins       Seal
       William Bishop                      On the Back of the aforegoing
       Deed was thus Endorst (Viz.t)

       Be it remembered that on the Sixteenth Day of
       September Anno Dom Seventeen hundred and forty
       six Ernault Hawkins and Jane his Wife the Grantors
       within Named Personally came and Appeared before me
       one of the right Honourable the Lord Proprietary his
       Justices for the Province of Maryland and acknowledged
       the within Written Deed of Bargain and Sale to John
       Hawkins to be their Voluntary Act and Deed to and for
       the Uses Intents and Purposes therein Contained and
       Expressed and the same Jane having been by me privately
       Examined out of the Sight and hearing of her husband
                                           Declared
