       absolutely Void & of no Effect & that the said John
       Digges his Heirs or Assigns shall from thence forth
       remain & be thereof Seised as of his former Estate
       any thing in these presents contained in the Contrary
       notwithstanding; But in default of payment of
       the said several & respective Sums of Money &
       the Intrest thereof Then & in such Case the
       said John Digges for himself & His Heirs Doth
       hereby Covenant Grant & agree to & with the s.d
       Charles Carroll Charles Carroll Surgeon &
       Daniel Dulany their Executors Administrators
       & Assigns that the said Charles Carroll Charles
       Carroll Surgeon & Daniel Dulany their
       Executors Administrators or Assigns shall Expose
       all & Every of the premisses to publick Sale and
       to apply the Money arising thereby towards
       Satisfaction of the several & respective sums of
       Money aforesaid with the Legal Intrest thereof
       Rendring & paying the Overplus if any shall
       be to the said John Digges His Heirs Executors
       or Administrators & that the purchaser or
       purchasers of the premisses & of Every part thereof
       paying the Consideration & their several and
       respective Heirs & Assigns shall for ever quietly
       Have Hold possess & Enjoy the premisses & every part
       thereof according to their Several purchases absolutely
       & Clearly freed & Discharged from all Claims
       or Redemtion either in Law & Equity & that
       he the said John Digges or his Heirs shall at
       the request & proper Cost charge of such Purchasers
       Do suffer or Execute any Act or Acts
