       released & Confirmed & by these presents doth grant bargain  
       sell Alien enfeoff release & Confirm unto the said
       John Walters his Heirs & Assigns forever all that tract
       or parcell of Land lying in Queen Anns County called
       Westminster begining for the out Bounds of the same
       Tract at a small bounded red Oak standing at the
       place where the original beginning Tree of Prenhams
       Addition formerly stood by the side of the Cattail Branch
       & runing from thence North East thirty six perches and
       East Sixty Eight perches & North forty eight Perches
       to a Tract of Land called Freshford then running with
       Freshford North West Two hundred & sixty perches
       & North East Eighty four perches then North West
       Sixty Sixty perches & South West one hundred & sixty perches
       and South One hundred & Sixty Perches & East one hundred
       Perches & from then with a strait Line to the Beginning
       containing two hundred & Ninety Seven Acres of Land
       more or less & also all the Estate Right Title Interest
       Claim & Demand whatsoever of him the said John Ross
       of in & to the said Premisses & of in & to every part & parcell
       thereof   To have & to hold the said Tract or parcel of
       Land with the Appurtenances unto the said John Walters
       his Heirs & Assigns to the only proper Use & Behooff of him
       the said John Walters his Heirs & Assigns for ever & the
       said John Ross for himself his Heirs & Assigns doth ^hereby^ Covenant
       and agree to & with the said John Walters his Heirs
       & Assigns that he the said John Walters his Heirs & Assigns
       shall & may from time to time & at all times hereafter peaceably
       & Quietly have hold occupy possess & enjoy all &
       singular the said premisses above mentioned to be
       hereby granted with the Appurtenances without the Lett
       Trouble Hind^e^rance Molestation Interruption or Denial
       of him the said John Ross his Heirs & Assigns &
       of all & every other person & persons whatsoever Claiming
       or to Claim from by or under him them or any of them
       & further that he the said John Ross & his Heirs & all &
       every other person & persons claiming by from or under
       him or any of them shall & will at all times ^here^after any
       thing having or Claiming in the Premisses above
