       laid out for one hundred acres more or less Together with all
       rights profits benefits priviledges and appurtenances to the same
       belonging or in any wise appertaining Royal mines Excepted
       To have and to hold the same with him the said Hugh Parker his
       Heirs and assigns for ever together with all the right title
       Interest claim and Demand whatsoever of him the said Peter
       Bumgardner his heirs Executors or Administrators of in and to
       the Said Land and premisses with the appurtenances or any part
       or parcell thereof and the said Peter Bumgardner Doth for himself
       his heirs Executors and Administrators covenant promise grant
       and agree to and with the said Hugh Parker his heirs Executors
       Administrators and assigns that the said land and premisses
       with the appurtenances and every part and parcell thereof is free &
       clear and freely and clearly acquited Exonerated and Discharged
       of and from all former or other Gift or Gifts grant or grants
       Bargains Sales Jointures Dowers or other Incumbrances of
       what nature or kind soever and that he hath in himself full
       power and lawfull authority to sell alien and confirm the same
       unto him the said Hugh Parker his heirs Executors Administrators
       or assigns for ever in manner and form as af.d and also
       that he the said Peter Bumgardner the af.d Land and premises
       with the appurtenances and every part and parcell thereof
       against him the said Peter Bumgardner his heirs Executors
       and administrators and from all and against all and all
       manner of person or persons whatsoever claiming by from or
       under him unto the said Hugh Parker shall & will warrant
       and for ever Defend by these presents and lastly that he the said
       Peter Bumgardner shall and will Execute any other Deeds
       Conveyance or Conveyances Assurance or assurances in the
       Law whatsoever for the more affectuall and sure making and
       confirming the land and premisses hereby granted with y.e
       appurtenances and every part or parcell thereof unto him
