Ex.d This Indenture Made the thirteenth Day of November in the
       Year of our Lord One thousand Seven hundred & thirty Eight Between
       John Cooke of Prince Georges County Gent & Sophia his Wife one of the
       Daughters & Devisees of Nicholas Sewall late of S.t Marys County Esq.r
       Deceased of the one Part & Richard Bennett of Queen Annes County Esq.r
       of the other Part Whereas the said Nicholas Sewall by his last Will &
       Testament in Writing Duely Executed & Proved bearing Date the tenth
       Day of April Seventeen hundred & thirty Seven Inter Alia Devised
       unto the said Sophia One Moyety of a Tract of Land Containing one
       thousand acres (with the Surplus lately take up) Called Ladys
       Gift or Sewalls Range lying & being on the Eastern Shore on Choptank
       River as by the same Testament & last Will Registered in the
       Prerogative Office may appear Now this Indenture Witnesseth
       that the said John Cooke & Sophia his Wife for & in Consideration
       of two hundred Pounds Sterling to the said John Cooke in hand
       Paid by the said Richard Bennett the Receipt whereof is hereby
       Acknowledged & the sid Richard Bennett thereof & from Every Part
       & Parcell thereof doth hereby Acquit Exonerate & Discharge
       Have Given Granted bargained & Sold & by these Presents Do
       Give Grant Bargain & Sell unto the said Richard Bennett One
       Moyety of the said Tract of Land Called Ladys Gift or Sewalls Range
       the whole Containing according to the Grant thereof One thousand
       Acres together with one Moyety of the Surplus lately taken the Whole
       Surplus being one hundred & twenty Acres both which Moyetys
       Contain five hundred & Sixty Acres with all Buildings Improvements
       Profits Advantages & Appurtenances thereunto belonging
       or Accepted deemed or taken as Part Parcell or Member thereof
       To have & to hold to him the said Richard Bennett his heirs or
       Assigns for ever to his & their own use & to no Other use Intent
       or Purpose whatsoever And the said John Cooke & Sophia
       his Wife for them selves ^&^ their Heirs Ex.rs & Adm.rs Covenant &
       Agree to & with the said Richard Bennett his heirs & Assigns
       that they the said John Cooke & Sophia his Wife & their heirs
       Shall & Will Warrant & Defend all & Singular the Bargained
       Premisses to him the said Richard Bennett his heirs &
                                                                   (Assigns)
