       sixteen hundred Eighty five more fully may Appear Together with
       all & singular the Houses Gardens Orchards fencing Woods Ways
       Waters Profits & appurtenances to the said Tract of Land belonging
       or in any wise appertaining To have and to hold the said Tract of
       Land Called & known by the Name of Simms forest in Cecil County as
       af.d with all & Singular the Premisses before mentioned hereby bargained
       Granted & sold or hereby intended to be Granted bargained &
       Sold with its Appurtenances to him the said George Forbes his Heirs
       & Assignes for Ever And the said Anthony Party to these Presents for himself
       his Heirs Ex.rs Adm.rs Doth hereby Covenant Promise Grant and
       Agree to & with the said George Forbes his Heirs & Assignes for Ever That
       he the said Anthony Simms at the time of the Ensealing & Delivery
       hereof hath in himself a Good right full Power & lawfull Authority
       to Grant bargain sell and Convey the before mentioned Land and
       Premisses with its Appurtenances unto him the said Georges Forbes his
       Heirs and Assignes for Ever And the said George Forbes his Heirs and
       Assignes shall & may peaceably & quietly occupye and Possess the
       before mentioned Land and Premisses with its Appurtenances
       And the said Anthony for himself his Heirs Ex.rs & Adm.rs doth hereby
       further Covenant Promise Grant and Agree to and with the said
       George Forbes his Heirs and Assigns That the said Anthony & his
       Heirs Ex.rs & Adm.rs the before mentioned Land & Premisses with its
       Appurtenances against himself his Heirs Ex.rs & Adm.rs & all other
       Person or Persons having Claiming or Pretending to have right
       by what Colour or Pretence soever shall & will warrant & for Ever
       defend by these Presents fully acquitted & discharged of all manner
       of Incumbrances The Rents & Services which shall ^hereafter^ grow due to
       the Chief Lord or Lords of the Fee only Excepted & foreprized In Witness
       whereof the said Anthony hath set his hand and affixed his Seal
       the Day & Year above Written The Words to my Loving Children
       between the thirteen & fourteen line of this Deed being interlined
       before Signing & the Words Lands between the Nineteen & twenty
