       our Lord One thousand Six hundred Eighty Seven Granted to Marmaduke
       Simms of Saint Marys County in the Province of Maryland ^af.d^ deceast by
       whom it was devised unto Anthony Simms his Eldest Son Which
       Anthony by his last Will & Testament bearing Date the fifteen Day of
       August One thousand Seven hundred and Eight duly Execute & Proved
       devised the Same Land by the following Words to wit I Give & bequeath
       a Certain Tract of Land lying in Cecil County Called by the Name of
       Simms forrest Containing four hundred Acres more or less to my
       Loving Children Electious Fidelimus Mary & Bathia to them & their
       Heirs for Ever to be Equally divided amongst them as by the said Will
       recorded in the Prerogative Office may appear Which Persons last
       mentioned by the Names of Marmaduke Simms whose Sister Mary
       Simms of the whole blood died without Issue being the Daughter of
       Anthony Simms deceast Electious and Fedelimus Simms Sons of
       the said Anthony & Bathia Higdon Widdow Daughter of the fores.d
       Anthony Simms deceast by their Deed of bargain & Sale bearing
       Date the Twenty first day of July Seventeen hundred thirty &  
       Eight Bargained Sold Enfeoffed and Conveyed and ^Confirmed^ Conf the
       fores.d Tract of Land unto the said Anthony Simms Party to these
       Presents as by the said Deed more fully ^may^ appear Which Tract of
       Land lying in Cecil County af.d is bounded as follows Beginning
       at a bounded Red Oake Standing by Elk River Road in the Woods
       near the Land Called the Forrest belonging to William Blankestein
       of S.t Marys County Gentleman & running thence with the said Road
       South and by East Two hundred Perches to another bounded red Oak
       Standing near the said Road thence West & by South with another
       Parcell of Land belonging to the said William Blankestein three
       hundred & twenty Perches then North & by West till it intersect the
       af.d Land Two hundred perches & then with a direct line to the first
       Tree bounding on the said Land Called Blankestein Forrest Containing
       & laid out for four hundred Acres of Land More or less according to
       Certificate of Survey thereof taken & returned into the Land Office at
       the City of S.t Marys bearing Date the forteen Day of November
