       before the Ensealing & deliverie of these Presents The Recept Whereof they
       do hereby acknowledge & themselves therewith to be fully satisfyed Contended
       & paid And off & from everie Part & Parcell thereof doth Acquit
       Exonerate & discharge the said Anthony Simms his heirs Exec.rs & Adm.rs
       by these Presents as also for Divers other good Causes & Considerations
       them thereunto moving Have Bargained sold alienated Enfeoffed
       Conveyed confirmed & made over & by these Presents the said Marmaduke
       Electious & Fidelimus Simms & Bathia Higdon for themselves their Heirs
       Exec.rs & Adm.rs Doth Give Grant bargaine sell infeoff Convey & Confirm unto
       the said Anthony Simms his Heirs Exec.rs Adm.rs & Assignes for Ever All that
       Tract of Land lying in Cecil County in the Province afors.d on the East side
       of a River Called Elk River called & known by the Name of Simms
       Forrest formerly Granted unto Marmaduke Simms of Saint Marys Co.ty
       as by the Pattent bearing Date at the City of S.t Marys in the Year of our
       Lord One thousand Six hundred & Eighty Seven more fully will appear
       Beginning at a bounded Red Oake Standing by Elk River Road in the
       Woods near the Land Called the Forrest belonging to William Blanckestein
       of S.t Marys County Gentleman & running thence with the said
       Road South and by East Two hundred Perches to another bounded red ^oake^
       standing near the said Road then running West & by South with
       another Parcell of Land belonging to the said Blanckestein three
       hundred and Twenty Perches then running North & by West till it
       intersect the fores.d Land Two hundred Perches & then with a Direct line
       to the first Tree bounding on the said Land called Blanckesteins Forrest
       Containing and laid out for four hundred Acres of Land more or less
       according to the Certificate of Survey thereof taken & returned into the
       Land Office at the City of S.t Marys bearing Date the fourteen Day of
       November Sixteen hundred Eighty five more at large may appear
       Together with all and Singular the Houses Gardens Orchards fencing
       Woods Ways Waters Profits rights members jurisdictions and Appurtenances
       to the said Tract of Land in any wise belonging or appertaining
       To have and to hold the said Tract of Land with all & Singular
       the Premisses before mentioned hereby bargained and Sold or hereby
