       River and running thence South fifty Degrees West forty Perches thence
       North thirty five Degrees West two hundred Perches thence North fifty degrees
       East forty Perches then with a streight Line for the first Beginning Containing
       and laid out for Fifty Acres of Land more or less Together with all and
       singular the Premises and Appurtenances to the said Land belonging or in any
       Wise Appurtaining to have and to hold the said fifty Acres of Land with the
       Premises and Appurtenances thereunto belonging unto him the said Robert
       Langford his Heirs and Assigns for ever to the only proper Use and Behoof
       of him the said Robert Langford his Heirs and Assigns and to no other
       Use Intent or Purpose whatsoever And the said Edward Owens for himself his
       Heirs and Assigns doth hereby Covenant Promise Grant and Agree to and
       with the said Robert Langford his Heirs and Assigns for ever that he the
       said Edward Owens his Heirs and Assigns shall and will from time to time
       and at all times ^for ever^ hereafter Warrant and defend the said Fifty Acres of Land
       and Premises with the Appurtenances against any Person or Persons whatsoever
       Claiming or to Claim any Right Title or Interest unto the aforesaid
       Fifty Acres of Land and Premises by or under him the said Edward Owens
       his Heirs or Assigns and no further and the said Edward Owens doth further
       Agree for himself his Heirs and Assigns to and with the said Robert Langford
       his Heirs and Assigns that he the said Edward Owens his Heirs and Assigns
       shall and will from time to time and at all times hereafter when thereunto
       required do make Acknowledge suffer and execute or Cause to be made
       done Acknowledged Suffered and Executed all and every such other Act
       or Acts thing or things Assurances or Conveyances in the Law as by the
       said Robert Langford his Heirs or Assigns or his or their Council learned
       in the Law shall be from time to time Reasonably devised or advised for the
       further and better Assurance and sure making over of all and singular
       the said Land and Premises hereby Bargained and sold or Intended to
       be Bargained and Sold to the said Robert Langford his Heirs and Assigns
       and the said Edward Owens doth for himself declare that at the time of
       the Sealing and Delivery of these Presents that he is lawfully Seized of
       and in the said fifty Acres of Land and Premises of a good firm and
       indefeazable RIght and that the said Robert Langford his Heirs and
       Assigns may for ever Peaceably and quietly have hold Occupy and Enjoy
