       Benefits, Priviledges and appurtenances thereunto belonging or in any way appertaining
       To have and to hold the aforesaid Parcells of Land and Premisses and Every
       Part and Parcell thereof with all and Singular the Rights Profits Benefits & Appurtenances
       thereunto belonging or any ways appertaining unto him the said Charles Carroll
       his Heirs and Assigns for Ever to his and their only proper Use and Behoof And the
       said Abraham Jarratt for himself his Heirs Exec.rs Adm.rs Doth hereby Covenant
       Promise Grant and Agree to and with the said Charles Carroll his Heirs and Assigns
       that he the said Charles Carroll his Heirs and Assigns shall and may for Ever hereafter
       Have, Hold, Use, Occupy, Possess and Enjoy the afores.d Bargained Land & Premisses and
       Every Part and Parcell thereof without the Lett, Suit, Trouble, Denial or Interruption of
       the said Abraham Jarratt his Heirs, Exec.rs or Adm.rs or any other person or persons whatsoever
       And the said Abraham Jarratt for himself and his Heirs doth further Covenant
       Promise Grant and Agree to and with the said Charles Carroll his Heirs and Assigns that
       he the said Abraham Jarratt & his Heirs the aforesaid Land and Premisses and Every part
       thereof from all former Sales Leases or other Claimes or Demands whatsoever As also
       against all persons that shall lay any Right Title or Claime thereunto from by or under
       him the said Abraham Jarratt his Heirs Exec.rs or Adm.rs or by their means or procurement
       shall and will Warrant and for Ever Defend And the said Abraham Jarratt for himself
       his Heirs and Assigns Doth further Covenant promise & agree to and with the said
       Charles Carroll his Heirs and Assigns that he the said Abraham Jarratt and his Heirs
       or some or One of them shall and will at any time hereafter and at the proper Cost and
       Charges of the said Charles Carroll his Heirs or Assigns Suffer, Make, Execute, and
       Acknowledge all or any other Act or Acts, Deed or Conveyance such as the said Charles Carroll
       his Heirs or Assigns or his or their Counciller Learned in the Law shall think fitt for the
       further and better Surety and Sure making the aforesaid Land & Premisses unto the said
       Charles Carroll his Heirs & Assigns for Ever so the same be Agreeable to these presents
       In Witness whereof the said Abraham Jarratt hath hereunto Set his Hand & Seal
       the Day and Year above Written                                 his

       Tho.s Franklin                                                  to the within Deed and Acknowledged the within
                                                                               Land & premisses to be the Right, Title, Estate
       and Interest of the within Charles Carroll his Heirs and Assigns for Ever And at the
       same time came Eleanor Wife of the said Abraham Jarratt being first Privately Examin'd
       out of the hearing of her said Husband And Acknowledged her Right of Dower & Declared
       that She made her Acknowledgment willingly and freely without being Induced thereto by
