       devised by his Father John Isreal af.d Containing two hundred and
       Seventy Seven Acres & that he the said Robert hath not suffered
       done or committed any Act or Acts whereby to divest himself of the
       Right of the said Bargained Premisses or to lessen or weaken his
       right thereto & that at the time of the Ensealing & Delivery of these
       Presents he the said Robert stands seized of & in a good & sure Estate
       in fee Simple of & in the said Quantity of two hundred & Seventy five
       Acres of Land being one third of Seven hundred & fifty four Acres so as
       af.d Devised by his said Father John Isreal And Further the said Robert
       doth Covenant & agree with him the said Charles Carroll Esq.r that he the
       said Robert & his Heirs shall & will for Ever hereafter well & sufficiently
       warrant & Defend the said bargained Premisses & to contain the Quantity
       of Land as af.d as well against him the said Robert as against all
       Manner of Persons & Claims whatsoever And the said Robert Isreal
       doth further Covenant to & with the said Charles Carroll Esq.r that he the
       said Robert shall & will at any time within the Space & Term of Seven
       Years from the Date hereof at the reasonable request of the said
       Charles his Heirs or Assignes Do & Execute & suffer to be done & Executed
       any other or further Deed or Deeds Conveyance or Conveyances for the
       ^better &^ further sure making over & Confirming the af.d Bargained Premisses
       to him the said Charles Carroll his Heirs & Assigns to the Use af.d which
       he the said Charles Carroll his Heirs or Assigns or his or their learned
       Councel in the Law shall require devise or Advise In Witness whereof
       & the foregoing Premisses the said Parties have hereunto set their
       Hands & Seals Interchangeably the Day & Year above written
