       the said River and the Land of Randall Hawson afs.d Called Calvert's Manor
       now lying in Prince Georges County Containing and laid out for Three
       Thousand Acres of Land more or less with the appurtenances Together with
       all buildings Improvements Profits Commodities and Advantages Whatsoever
       to the same belonging Late in the Tenure or Occupation of the said Thomas
       and William Egerton (but now all in the Actual Possession of the said John Hicks
       by force of an Indenture of bargain and Sale thereof made bearing date
       the day before the date of these Presents and of the Statute for Transferring
       of uses into possession being) To have and to hold all and Singular
       the said Three Thousand Acres of Land with all the Buildings Improvements
       Commodities Advantages Hereditaments and Premisses with
       their and every of their appurtenances hereby given granted Released
       and Confirmed or mentioned or Intended to be hereby given granted
       Released and Confirmed unto the said John Hicks and his Assigns for
       and During the Natural life of the said John Hicks to the Intent and purpose
       that the said John Hicks Shall and may be Perfect Tenant of the
       freehold of all the said Lands and Premisses untill one or more good and
       Perfect recovery or recoverys may be had against him the said John Hicks
       of the same Lands and Premisses and it is Covenanted Granted and Concluded
       and agreed by and between all the said Parties to these Presents that It Shall
       and may be Lawfull to and for the said George Luxford before the last day
       of May Provincial Court Instant to Prosecute out ^of^ his Lordship's High Court
       of Chancery one or more Writ or Writs of Entry Sur Disseisin en le post
       against the said John Hicks Returnable in the Provincial Court at Annapolis
       whereby the said George Luxford shall and may respectively Demand against
       the said John Hicks all and Singular the aforementioned Premisses
       with the appurtenances by such name or names Quantity or Quantities ^Quality or Qualities^
