       acknowledged and for diverse other good Causes and Considerations
       her thereunto moving Hath granted bargained covenanted concluded
       and agreed and by these Presents Doth grant bargain covenant
       conclude and agree to and with the same James his Heirs and Assigns
       that she the same Ann shall and will stand seized of and be and
       remain perfect Tenant of the Freehold of the af.d Moiety of the Tract
       of Land called Howard's Gift with the Appurtenances thereunto
       belonging in such Estate as she the same Ann hath or had therein
       before the Execution of these Presents until a good and perfect common
       Recovery with single Voucher over shall and maybe had suffered and
       executed of and for the same undivided Moiety of the Tract of Land
       called Howard's Gift with the Appurtenances according to the usual
       Course of common Recoveries for the assurance of Lands and Tenements
       in such Cases used and accustomed And thereupon it is
       hereby mutually covenanted concluded granted and agreed by and
       between the said Ann and James Parties to these Presents for
       themselves and either of their Heirs in Manner following that
       is to say that the same Ann shall and will permit and suffer the
       same James Calder before the End of the next may Provincial
       Court to be held for the Province af.d to sue forth and prosecute
       against her the same Anne one Writ of Entry her Disseizin enle
       post returnable before his Lordship's Justices of the same Court
       at Annapolis thereby demanding against her the af.d undivided Moiety
       of the Tract of Land called Howards Gift with the Appurtenances
       thereunto belonging in such Manner and Form as by the said James
       or his Council learned in the Law shall be advised unto which said
       Writ of Entry so to be prosecuted the same Anne shall appear gratis
       either in her proper person or by Attorney lawfully authorized and
