       to a bouned Oak of Howards first Choice thence north one
       degree & a half east two hundred seventy eight perches to the
       westermost bounds of Shephards Range where a Hickory
       Sapling was sliped thence with Shephards Range North     
       Northeast seventy two perches then East sixty perches
       to Friends Choice & with friends Choice North North
       East two hundred and thirty perches to Severn River &
       bounding on the said River by the following Courses
       East South East one hundred & twenty eight perches
       Cross the Mouth of Indian Creek still with the said
       River South fifty five degrees East one hundred forty
       Eight perches North seventy six degrees East fifty
       perches ^south fifty^ seven degrees east sixty one perches then
       south forty three degrees East one hundred perches
       to the Intersection of the North line of Widow Stephens
       Land being part of Browns Increase thence
       with the same Land South one hundred twenty two
       perches to the aforesaid Bounded Red Oak standing near
       plumb Creek being the bounded Tree of Browns folly
       as aforesaid & Meeks Land Containing Nine hundred
       twenty four Acres more or less out of which said Quantity
       within the Lines aforesaid Meeks Claim about
       one hundred Acres Together with all and singular the
       houses out houses Improvements Conveniences profits advantages
       Commodities and Benefits whatsoever to the same
       premisses with the Appurtenances thereunto belonging
       or in any wise appertaining or that can or may be
       done or had thereon for and during the Term af.d To
       Have and to hold the premisses aforesaid with the
       appurtenances unto her the said Sarah Guyther and
       her Assigns from the day of the date of these presents
       for & during the Term of the Natural life of her the
       said Sarah Guyther & to & for no other use Intent and
       purpose whatsoever And the said Samuel Ogle for him
       self his heirs Ex.rs & Adm.rs doth Covenant promise
       Grant and Agree to & with the said Sarah Guyther that
       she the said Sarah Guyther shall be Truly free and
       absolutely Exonerated & Discharged from paying and
       rendering any Rent or any other Consideration whatsoever
