       whereof & the Covenants Complyed with by his Father af.d the said
       Charles Carroll Hath given granted bargained sold aliened Enfeoffed
       & Confirmed & by these Presents doth Give Grant bargain sell alien
       Enfeoff & Confirm unto him the said William Roberts as Son & Heir of
       the said George Roberts All that Tract or Parcell of Land Scituate lying
       & being on Pipe Creek af.d ^called Breewood^ & Beginning at Two bounded White Oaks
       Standing in a Small Bottom close by the side of little Pipe Creek &
       Near the End of a Point full of Rocks about a Quarter of a Mile below
       the Beaver Dams on the said Creek & running thence North East
       two hundred & fifty perches South East One hundred & fifty Perches
       South Sixty Perches South Seventy Eight Degrees ^West^ two hundred &
       forty Eight Perches then with a Streight line to the Beginning
       Trees Containing & now laid out for two hundred Acres of Land
       more or less as by the Patent dated 10.th Day of October 1732 Together
       with all the Buildings & Improvements thereon or thereto belonging
       To have & to hold to him the said William Roberts his
       Heirs & Assignes for Ever the said Two hundred Acres of Land with
       its Appurtenances And the said Charles doth Covenant & Agree
       to & with him the said William that he the said Charles shall
       & will warrant & Defend the said Land & Premisses to him the said
       William his Heirs & Assignes as well against him the said
       Charles as against all others of by from or Under him Claiming
       In Witness whereof the said Charles Carroll hath hereunto set
       his hand & seal the Day & Year first above written
Sealed & Delivered                                             C Carroll   Seal
in Presence of            On the back of the aforegoing Deed was thus
       Mary Thorpe      Endorst (Viz.t) July 7.th 1740 Then Came before me
       Tho.s Muspratt   one of his Lordships Justices of the Provincial
                            Court of Maryland D.r Charles Carroll & acknowledged
       the within Deed according to the Act in that Case made
       & Provided                                       Robert Gordon
       Reced Eight Shill Sterl for the Alienation fyne on the within land
       being two hundred Acres for the ^use^ of the Right Honble Charles
