       South to the Mouth of the dividing Creek and thence up the Said
       Creek East one hundred and forty Pches and then North two
       hundred Perches and from thence to the first tree Containing
       one hundred & Seventy five Acres of Land more or less with
       the Appurtenance thereunto belonging and for the Setling &
       assureing the same to and for the uses intents and Purposes
       hereafter Limited and Expressed and also for and in Consideration
       of the Sum of five Shillings Current money of Maryland to him
       the same John Hawkins by the Same Bedingfield Hands and James
       Smith in hand already Paid and the receipt Whereof is hereby
       acknowledged and for Divers Other Good Causes and Other Considerations
       him the same John Hawkins thereunto moving Hath Granted
       Bargained Sold released and Confirmed and by these Presents
       Doth Grant Bargain Sell released and Confirmed and by these
       Presents Doth grant Bargain Sell release and Confirm unto
       the Same Bedingfield Hands in his Actual Possession now
       being by Virtue of a bargaine and Sale to him thereof made for
       one year by Indenture ^bearing^ Date the Day Next before the Day of
       the date of these Presents and by force of the Statute for
       Transferring uses into Possession and to his Heirs & Assigns forever
       all the aforesaid Tract of Land Called Tullys Delight and all the
       aforesaid Part of that Tract of Land Called Macklinborough
       Contained with^in^ the Lines and bounds aforesaid with the Appurtenances
       to them and each of them belonging or appertaining to have and
       to hold all and Singular the before Mentioned Tracts or Parcells
       of Land with their and every of their Appurtenances unto the
       Same Bedingfield Hands and his Heirs forever to the Intent
       and Purposes that the same Bedingfield Shall and may
       become Perfect Tenant of the freehold of the Same Tracts and
       Parcells of Lands and Appurtenances and Shall and May
       Stand and be Seized thereof untill a good & Perfect Common
       Recovery with Double Vouchers over may be duely had Suffered
       & Executed of the Said Tracts & Parcells of Land Premisses
