X.d This Indenture made this Twenty first Day of Aprill
       in the year of our Lord Seventeen hundred and forty Between
       John Hawkins of Queen Anns County Gent of the one Part
       and Bedingfeild Hands of the Same County Merchant of the other
       Part Witnesseth that the Same John Hawkins for and in Consideration
       of five Shillings Currant Money of Maryland to him in
       hand Paid by the Same Bedingfield and also for the Consideration
       of the Rent hereafter reserved by the Same Bedingfied to be Paid
       the Receipt of which Sum of five Shillings ^is^ hereby Acknowledged
       he the Same John Hawkins hath Granted Bargained and Sold
       and by these Presents Doth Grant Bargain & Sell unto the Same
       Bedingfield all that Tract or Parcell of Plantable Land with the
       Appurtenances Called Tullys Delight lying and being in Queen Anns
       County af.d & also ^all^ that Tract or Parcell of Plantable Land lying
       and being on the South Side of Chester River in Queen Anns County
       af.d being Part of a Tract of Land Called Macklinborough
       Bounded as follows that is to Say Begining at a Bounded Oak
       Standing by the River Side being the Second Bounded tree of the
       Land Called Macklinborough and runing from the said Tree South
       to the Mouth of the Dividing Creek and Thence up the Said Creek
       East one hundred & forty Perches & Then North two Hundred Perches
       and from thence to the first tree Containing one hundred and Seventy
       & five Acres of Land more or less together with all & all manner of
       Rights Members & Appurtenances unto the af.d Severally hereby
       Granted Tracts of Parcells of Land or to any of them belonging
       or appertaining or which now or formerly have been reputed taken
       known used occupyed or enjoyed as Part Parcell or Member of them
       or any of them and the reversion & reversions remainder &
       remainders rents Issues & Profits of the above Mentioned Premisses
       and every Part and Parcell thereof to have and to hold all and
       Singular the af.d granted tracts or Parcells of Land Premisses and
       Appurtenances and every Part thereof to the Same Bedingfield
       Hands his Executors Administrators and Assigns from the first
