       Doth bargain and sell unto the said Charles Carroll all the
       right Title and Intrest Claim & Demand of him the Said Gilbert
       Talbot Israell of into the Lands aforesaid by Virtue of his Said
       Fathers Will and the Reversion & Remainder Reversions and
       Remainders thereof and of every part thereof together with all
       Buildings Improvements Profitts Comodities and Advantages
       thereunto belonging or appertaining To have and to Hold
       to him the Said Charles Carroll his heirs and assignes for ever
       to him and their own use and to no other use whatsoever And
       the sid Gilbert Talbott Israell and Charles Ridgly for themselves
       and their heirs Covenant and Agree to & with the said Charles
       Carroll his Heirs and assigns that he and they shall and may
       from time to time & at all times for ever hereafter have
       hold and possess all and singular the premisses without any Lett
       hinderance or Disturbance of him the said Gilbert Talbott
       Israell or any other person or persons whatosever Claiming
       from by or under him and that he the said Gilbert Talbott
       Israell or any other person Claiming from by [illegible]
       by his Means Direction Consent or Procurement hath not
       suffered done or Committed any Act or Acts whereby to Lessen or
       Weaken his right Title or interest in the Premisses or whereby
       to Charge or incumber the same and that he the said Gilbert
       Talbott Israell Notwithstanding any Act heretofore done or
       Agreed to be done or acted hath good right and undoubted
       authority to sell and Convey all his right Title Intrest Claim and
       Demand of and in all the Lands and Tenements and Reversion
       and Remainder of any Lands or Tenements so as af.d to him Devised
       by the said John Israell his Father and that he the said
       Gilbert Talbot Israell shall and well at Time within seven years
       from the Date hereof at the proper Cost in the Law of the Said
       Charles Carroll his heirs or assignes & at his or their reasonable
       request do and Execute any further or Other Deed or Conveyance
       for the further and more firm assurance of the Premisses to
       the said Charles Carroll his heirs or assignes for Ever which
       he or they or his or their Councill Learned in the Law shall
       Devise advise or require In Witness whereof the said Gilbert
       Talbot Israell and Charles Ridgly to these Presents have set
       their Hands and seales y.e Day and year first above Written
