       from the End of the said South West by South thirty four perches line being
       vacant land added by the resurvey aforesaid unto the Original Tract (Called)
       Bourn shall happen to lye and be Contained within the bounds of a tract
       of Land Called Harmans Town resurveyed that then Such part thereof as
       shall so lie within the bounds of Harmans Town resurveyed is hereby
       Excepted and not hereby intended to be bargained & sold And the said
       Humphry Wells Stokes George Stokes and Susannah ^Mary^ Stokes in Consideration
       as aforesaid do likewise Grant bargain release and Confirm unto the said
       Jacob Giles in his Actual possession now ^also^ being a Tract of Land Called
       Johnsons Delay adjoyning unto the said Tract of Land Called Bourn
       by Patent bearing Date on or about the tenth Day of September seventeen
       hundred and twenty four granted unto the said John Stokes for
       two hundred and twenty Acres Also all the Estate right title interest
       property Claim and Demand whatsoever either in Law or Equity of
       them the said Humphry Wells Stokes George Stokes and Susannah
       Mary Stokes of in and unto the said two parcells of Land the one
       being part of the said land Called Bourn and the other all that tract
       Called Johnsons Delay with all houses Buildings Orchards fences inclosures
       and other improvements thereon being together with all Woods
       and Underwoods timber and timber trees And the reversion and reversions
       remainder and remainders thereof with all profits and advantages
       to the same belonging or in any Wise appertaining To have & to hold the
       said part & parcell of the said Land called Bourne and all the said tract of
       Land Called Johnsons Delay unto the said Jacob Giles his Heirs and
       Assignes for Ever And the said Humphry Wells Stokes George Stokes and
       Susannah Mary Stokes for themselves their heirs Executors and Administrators
       and Every of them do Covenant and Agree to and with the said Jacob
       Giles his Heirs and Assignes that they the said Humphry Wells Stokes
       George Stokes and Susannah Mary Stokes nor Either of them have or
       hath done or Committed any Act Matter or thing whatsoever whereby
       the said mentioned bargained two parcells of Land and Premisses with its
       Appurtenances is shall or may be incumbered in title Charge Estate or
       otherwise howsoever And that the said Jacob Giles his Heirs and Assignes
       shall and may peaceably and quiettly possess have hold and Enjoy the
       said mentioned bargained two parcells of Land and premisses with its
       appurtenances without the let Suit trouble interruption Disturbance or
       Eviction of them the said Humphry Wells Stokes George Stokes and Susannah
       Mary Stokes or Either of them their or Either of their heirs or of any
       person or persons whatsoever Claiming or to Claim Carefully by from ^by^ or
       under them the said Humphry Wells Stokes George Stokes and Susannah
       Mary Stokes or Either of them ALso that they the said Humphry Wells
       Stokes George Stokes and Susannah Mary Stokes their Heirs Executors
       or Administrators will Warrant and Defend the said mentioned bargained
       two parcells of Land and Premisses & Every part thereof with
       its Appurtenances unto the said Jacob Giles his Heirs and Assignes
       from all person or persons Carefully Claiming or to Claim by from or
       under them any or Either of them and lastly that they the said Humphry
       Wells Stokes George Stokes and Susannah Mary Stokes or Either of them
       at the reasonable request and at the proper Cost and Charges in the
       Law of the said Jacob Giles his Heirs or Assignes shall and will do Execute
       acknowledge and perfect or Cause to be done Executed acknowledged and
       perfected all and Every Such further and other reasonable Act and Acts
       thing and things Conveyances and Assurances in the Law agreeable
       to these presents for the more perfect and Absolute assuring and suremaking
