       or purpose whatsoever To have and To hold the af.d one hundred & fifty
       Acres of Land & Premisses as aforementioned unto him the said Vachel Denton his
       heirs & Assignes for Ever And the said William Rawlings Doth for himself
       his heirs Executors & Administrators hereby Covenant Promise Grant & Agree
       to & within the said Vachel Denton his heirs and assignes That the Tract
       of Land aforementioned and every Part & parcell thereof with the premisses &
       Appurtenances thereunto belonging at the time of the belonging Ensealing &
       Delivery of these presents is Clear & free of and from all and all manner of
       Incumbrances whatsoever (save only the Quit Rents hereafter to grow Dew to
       the Right Honble the Lord Proprietarie his heirs & Sucsessors) and that the
       same Land & premisses is Clear of the lines of any former & elder survey
       And further that he the said William Rawlings at the time of the
       Ensealing & Delivery hereof hath in himself Good Right & Lawfull
       Authority to grant Bargain & Sell the Land & Premisses aforementioned unto
       him the said Vachel Denton his heirs & Assignes & And Lastly the sid
       William Rawlings Doth hereby further for himself & his heirs
       Covenant Promise Grant & Agree to & with the said Vachel Denton his
       heirs & assignes that he the said William Rawlings & his heirs the Tract
       of Land Aforementioned with the premisses & Appurtenances thereunto belonging
       unto him the said Vachel Denton his heirs & Assigns as well against him
       the said William Rawlings & his heirs as also against all & every other person
       or persons Whatsoever Shall & will at all times for Ever hereafter Warrant
       & Defend by these presents And that he the said William Rawlings & his
       heirs shall & will from time to time & at all times hereafter at the
       Reasonable request of Cost & Charge in the Law of him the said Vachel
       Denton his heirs & assigns Doe make acknowledge suffer & Execute
       or Cause to be made done Acknowledged Suffered & Executed any other or
       further Deed or Instrument in Writing Such as the said Vachel Denton
       his heirs & assignes or his or their Council Learned in the Law shall
       Reasonably Devise advise or require for the further & Better Assurance
       Surety & Sure making over the tract of Land & premisses aforementioned
       unto him the said Vachel Denton his heirs & assignes for ever In
       Witness whereof the parties to these presents first above named
       hath hereunto set his hand & affixed his seal the Day & Year first
       above Written
