(44)   His heirs & Assignes for Ever that he the Said Anthony
          at the time of the Ensealing and Delivery hereof hath
          in himselfe good right full power and Lawfull
          Authority to Grant Bargain Sell and Convey the
          Before Mencond Land & premisses with its appurtenances
          unto him the said George Forbes his heirs
          and assignes for ever and that he the said George
          Forbes and his Heirs and assignes for ever shall &
          may peaceably and quietly hold occupy & possess
          the before mencond land and premisses with
          its appurtenances And the Said Anthony for himselfe
          his heirs Ex.rs & Adm.rs Doth hereby farther Covenant
          Promise Grant and Agree to & with the Said
          George Forbes his heirs and assignes that he the
          Said Anthony and his heirs Ex.rs & Adm.rs the before
          mencond Land & Premisses with its appurtenances
          against himselfe and his heirs & all other
          persons shall & will warrant and for ever defend
          by these presents fully acquitted and Discharged
          of all manner of incumberances whatever the
          Rents and Services which shall hereafter grow
          Due to the Chief Lord or Lords of the Fee only
          excepted & foreprized In Witness whereof the Said
          Anthony hath hereunto set his hand and affixed his
          seale the day and year first above written

          Anthony Simms party to the within Deed before me
          the subscriber one of his Lordships Justices of the

          and Premisses therein Mencond to be the right
