(43)   And hereby for himselfe and his heirs doth give grant Bargain
          Sell Alien Enfeoff Convey & Confirm unto the Said George
          Forbes his heirs & assignes for ever all that Tract or parcell
          of Land Lying in Cecill County in this the Province of
          Maryland on the East side of a River Called Elk River which
          Tract of Land was originally to wit in the year Sixteen hundred
          & Eighty Seven Granted to Marmaduke Simms Late of
          S.t Mary.s County deceased by whom it was Devised unto his Eldest
          son Anthony Simms who by his Last Will & Testament bearing
          date the fifteenth day of August Seventeen hundred & Eight
          duly executed and proved Devised the same Land by the
          following Words To Witt I Give & Bequeath a Certain Tract of
          Land Lying in Cecill County Called by the Name of Simm.s Forrest
          Containing four hundred acres more or Less to my Loving Children
          Alextius Fidelinus Mary Barthia to them & their heirs for ever
          To be Equally Divided amongst them as by the said Will Recorded
          in the Prerogative office may appear which persons Last
          Mencond by the Names of Marmaduke Simms whose sister
          Mary Simms of the whole Blood died without issue being
          the Daughter of Anthony Simmes and Alextius Simmes
          Fidellemus Simmes and John Higton and Barthia his
          Wife by their Deed of Bargain & Sale bearing date the
          Twenty Eighth day of June Seventeen hundred & thirty one
          Bargained Sold & Conveyed the same unto the Said Anthony
          Simms party to these presents as by the said Deed recorded
          in the Records of the Provinciall Court may more fully &
          at Large appear & which Tract of Land Lying in Cecill Co.ty
          af.d is Bounded as follows to wit Begining at a Bounded
          Red Oake standing by Elk River Road in the Woods near
          the Land Called the Forrest Belonging to William Blancastean
          of S.t Marys County Gent & Running thence
          with the Said Road south and by East Two hundred perches
          to another Bounded Red Oake standing near the Said
          Road thence West & by south with another parcell of
          Land belonging to the said Blancastean three hundred &
          Twenty Perches thence north & by west till it intersect
          the af.d Land Containing & Laid out for four hundred acres
          more or Less together with all & singular the Houses Gardens
          orchards fenceings Woods ways waters profits & appurtenances
          To the said Tract of Land belonging or in any Wise appertaining
          To have and to hold the Said Bargained sold and
          Conveyed Land and Premisses with its appurtenances
          To him the said George Forbes his heirs and assignes for
          ever and the said Anthony party to these presents for
          himselfe his heirs Ex.rs & Adm.rs doth hereby Covenant
          Promise Grant & Agree to & with the said George Forbes
