x.d                        To all People To whom these Presents shall
       Come Greeting Know Ye that I Robert Sanders of Ann Arundell
       County in the Province aforesaid Gent for & in Consideration as well of the Natural
       Love & Affection which I have & do bear unto my well beloved Son Rob.t
       Sanders Jun.r of the County & Province af.d as for Divers other Good Causes
       & Considerations me at this time especially mov^e^ing Have Given and
       Granted & by these Presents Doth fully freely clearly & absolutely
       give grant & confirm unto him the said Robert Sanders Jun.r his heirs and
       assigns for ever all that Moiety or halfe Part of a Certain Tract or Parcell
       of Land Containing four hundred Acres Called James's Forrest lying and
       being in Baltimore County upon the head of a River Called Gunpowder River
       & upon the South Side of a Branch the North Branch of the s.d River according
       to ^the^ Meets & Bounds Expressed in a Certain Deed of Bargain & Sale duly
       executed & enrolled among the Records of Baltimore County af.d bearing date y.e
       Twenty Ninth Day of April Sixteen hundred & eighty five by & between
       Thomas Lytfoot of the one Part & James Sanders of the Other Part
       Relation to the s.d Deed being thereunto had will more at Large Appear
       & also all my right Title Interest Claim & Demand whatsoever either in Law or in
       Equity which I now have or hereafter may have in or to the remaining Moiety or half
       Part of the af.d Tract of Land containing five hundred Acres as af.d Together with all
       Rights Profitts Benefits & Priviledges thereunto belonging (Royal Mines Excepted)
       To have & to hold the same unto him the said Robert Sanders Jun.r his heirs
       & assigns for ever without any Money or other thing theretofore & I the said
       Robert Sanders the Elder do for me my heirs Ex.rs & Adm.rs Covenant promise &
       Grant to & with him the said Robert Sanders Jun.r his heirs & assigns y.t
       the s.d Tract or Parcell of Land is free & clear of & from any former or other
       Gift Grant Mortgage Sale or any Other Incumbrance of what Nature or
       Kind Soever had made done or Committed by me the s.d Robert Sanders the
       Elder or by my Means Privitty or Procurement And further that I the said
       Robert Sanders the Elder do by these Presents for me my heirs Ex.rs Adm.rs
       & Assigns Covenant Promis Grant & agree to & with the s.d Robert
       Sanders Jun.r his heirs Ex.rs Adm.rs & Assignes that I the s.d Robert
       Sanders the Elder the af.d Moiety or half Part of the af.d Tract of Land
