       Ten Shillings Sterling money of Great Britain to him in
       hand paid by the said Charles Carroll ^Chirurgeon^ at & before the ensealing
       & Delivery of these presents the receipt whereof he Doth
       hereby Acknowledge & thereof Doth Acquit & Discharge
       him the said Charles Carroll his Heirs executors & admin.rs
       Hath given granted bargaind sold aliened enfeoffed
       & Confirmed & Doth by these presents absolutely & freely
       give grant bargain sell alien enfeoff & Confirm unto
       him the s.d Charles Carroll all that Tract or parcell of
       Land Called James's Park Containing three hundred
       & thirty acres bounded as followeth Viz.t Begining
       at a Bounded Red Oak & a Wallnutt standing by the Main
       Branch at the end of the south west Line of the Land
       Called Walnutt Neck & Running thence with the said
       Land North West one hundred & sixty perches to a White
       Oak thence North East still with the said Land one
       hundred perches then North fifty two Degrees west two
       hundred thirty six perches to a Bounded Red Oak of the
       Land Called Newtown taken up By Edward Halton and
       Richard Gwin thence with the said Newtown south & by
       west two hundred & fifty perches to a Bounded White Oak
       of the said Land still said Course sixteen pches to the falls
       Called Gwins falls thence by & with the said falls south
       fifty Nine Degrees east sixty seven perches to a Bounded
       Oak by the said falls thence south fifty five Degrees
       east twenty eight perches thence south seventy five
       Degrees East thirty perches east by south seventy two perches
       south sixteen perches south forty Deg.rs east thirty six pches
       to a Bounded White Oak standing on the north side the
       Mouth of the said falls then to the first tree containing
       & Laid Out for three hundred & thirty acres of Land
