58      by his deed bearing Even Date with these presents Did Make Over severall Goods and Chatteles &
          to the said Henry Ridgley and John Gardner their Ex.rs or adm.rs Referrence being thereto had
          may more fully and at large appear But for that the severall things Mentioned in
          the Deed af.d Not being thought sufficient Security by the said Henry Ridgley and John
          Gardner for their Indemnification in the Premisses Now this Indenture further Wittnesseth,
          that the said James Powell as well for the further security and Indemnificat.n of the said
          Henry Ridgley and John Gardner their heirs Ex.rs and adm.rs in the premisses as for Diverse
          other Good and Valuable Considerations him the said James Powell hereunto Especially
          Moveing hath Given Granted Bargained sold Aliened Enfeoffed Made over and Confirmed
          And by these presents Doth for himself and his heirs Give Grant Bargain Sell Enfeoffe Make
          Over and Confirm unto them the said Henry Ridgley and John Gardner and to their heirs
          and assignes for ever All that tract or parcell of Land Called Green Spring Originally
          Granted to the said James Powell for three hundred acres scituate Lying and being in
          Baltemore County Togeather with all and singular the appurtenances thereto belonging
          or in any wise belonging To have and to hold the said tract of Land and premisses thereunto
          belonging to them the said Henry Ridgley and John Gardner their heires and assignes for
          ever and to us other use intent or purpose whatsoever And the said James Powell
          Doth hereby for himself his heirs Ex.rs and adm.rs Covenant promise Grant and Agree
          to and with them the said Henry Ridgley and John Gardner and their heirs and assignes
          that the above bargained Land with other the premisses are at the time of the
          Ensealing and Delivery of these Presents Clear and free of and from all and all
          manner of Incumbrances whatsoever And the said James Powell Doth by these presents
          for himself his heirs Ex.rs and adm.rs further Covenant promise grant and Agree to and
          with the said Henry Ridgley and John Gardner and their heirs and assignes that
          he the said James Powell his heirs Ex.rs and adm.rs shall and will now and at all times
          hereafter unto them the said Henry Ridgley and John Gardner and their heirs and assignes
          the af.d tract of Land with other the premisses Warrant and for ever Defend ag.t all
          psons whatsoever by these presents Provided Nevertheless and it is the true Intent
          and meaning of the parties to these presents that in Case the said James Powell his
          heirs Executors or Adm.rs shall well and truely Indemnifie and save harmless the said
          Henry Ridgley and John Gardner their heirs Ex.rs and adm.rs from all Damages
          and Cost that may or shall accrue to the said Henry Ridgley and John Gardner
          their heirs Ex.rs or Adm.rs by occasion of their Becomeing bound in the Bond af.d that
          then this present deed of Sale and every Article Clause Matter and thing therein
          shall be absolutely Void to all Intents and purposes whatsoever and the before
          granted premisses shall be and Continue in the same manner as if this Deed had never
          been made But if the said James Powell his heirs Ex.rs or adm.rs shall not well &
          truely pay or Cause to be paid as well the debts due from the s.d Edw.d Talbot deced, as also
          pay or Give security according to y.e directions of the Act of Assembly in that case made
          and provided to the orphans of the said Edw.d Talbot dec.d for the Ball.a of the said
          Deceased Estate as shall appear to be due to the said orphans at or upon the first
          Day of November Next Ensueing the date hereof that then and from thenceforth it
          shall and may be Lawfull for the said Henry Ridgley & Jn.o Gardner their heirs Ex.rs
          adm.rs or assignes or either of them they or either of their heirs Ex.rs adm.rs or assignes to
          sell Convey or Dispose of the aforemenconed Land and premisses by way of Oc^c^tion or
          otherwise to any person or persons whatsoever for the more Effectuall Raiseing and
          discharging the debts and portions so as afd menconed, And the Costs and Damages
