40      all & every persons whatsoever claiming or w.ch may be hereafter Claim
          any Estate right title or Interest of in or to the same or to any    
          part or parcel thereof and from all claimes titles defects or
          Incumbrances w.t soever And also shall & will at y.e request &
          at y.e Cost & charges in y.e law of the s.d Richard Jacob his heirs
          & asins at any time hereafter Doe make acknowledge suffer
          & Execute any Deed or Instrument as the s.d Richard Jacob his
          heires or assis or his or their Council learned in the law shall
          reasonably devise advise or request for y.e further & bettere
          assurance surely & suremakeing of all & singular y.e s.d Land &
          p.rmisses w.th y.e appurtences thereunto belonging or in
          any wise appurteyning unto him y.e said Richard Jacob his
          heirs & assis for ever and that y.e s.d Land & p.rmisses w.th y.e
          appurtences before in & by these presents bargained & sold &
          every part & parcel thereof at y.e time of ensealing hereof
          are and so at all times hereafter for ever shall be & remain unto
          the s.d Richard Jacob his heirs and assis acquitted & discharged
          from all former & other bargains sales gifts grants leases
          Jointures Dowers rent charges arrerages of rent Judgmts
          Mortgages executions or other Incumbrances w.t soever had
          made or don by him y.e s.d Ambrose Nelson his heirs or
          assines or by any other person or persons w.t soever In
          Wittness whereof the s.d Ambrose Nelson hath hereunto set
          his hand and seal the day & year above written
