(353)    further covenant & agree to & with the said Mary
             Woodward & Elizabeth Guin their Heirs Executors Administrators
             & or lawfull attorney that he the said Tho.s Larkin at
             the time of the Ensealing & Delivery of these presents standeth
             & is four ^soly^ & Lawfully seized of & in the said Lands
             Negroes and other the premisses in a good & indefezeable
             Estate & property and also that he the
             said Thomas Larkin hath in himselfe full power
             Good right and Lawfull Authority to Give Grant bargain
             and sell all the several aforementioned Lands & premisses
             and every part or parcell thereof to the said Mary Woodward
             and Eliz.a Guin their heirs Executors Administrators or
             Assignes according to the true intent and meaning
             before expressed And also that if the said Tho Larkin
             his heirs executors administrators & ^or^ assignes & every
             of them shall make default of or in the payment of the
             said one hundred & ninety one pounds ten shillings and
             three pence sterling in the provisoe or condition mentioned
             or any part thereof to the said Mary Woodward
             and Elizabeth Ginn their heirs executors administrators
             or certain attorney according to the intent & meaning
             of these presents that then & at all times after any
             such default of payment shall be made the said
             Mary Woodward & Elizabeth Ginn their heirs Executors
             or Administrators shall & may Lawfully & Quietly enter into
             the said Land & premisses as also take into their possession
             all the af.d Negroes & shall & may from thenceforth Lawfully
             peaceably & Quietly have hold use occupy
             possess & enjoy all the af.d Lands and premisses without
             any Disturbance or Incumbrance of him the said
             Thomas Larkin or any other person or persons whatsoever
             And also that the said Lands Tenements &
             other personall effects mentioned in this Deed of
             mortgage at the Time of the Ensealing & Delivery
             of these presents are clear & free of and from all
             manner of other Incumbrances whatsoever had
             made or committed done or suffered by the said Thomas
             Larkin his heirs and assigns or any other person
             or person whatsoever & Lastly it is concluded & agreed
             by and between the said parties to these presents
             that the said Thomas Larkin his heirs and assignes
