or more floors in buildings of one or more floors or stories regardless
of whether they are designed for residence, for office for the operation
of any industry or business, or for any other type of independent
use, and shall include such accessory units as may be appended
thereto, such as garage space, storage space, balcony, terrace or
patio, provided said unit has a direct exit to a thoroughfare or to
a given common space leading to a thoroughfare;

Sec. 2. Be it further enacted, That Section 117A (d) of said Code
and Article, be and the same is hereby repealed and re-enacted, with
amendments, to read as follows:

117A.

(d)   "Condominium Project" means a real estate condominium
project; a plan or project whereby five or more apartments, rooms,
office spaces, or other units in any existing or proposed building or
buildings
are offered or proposed to be offered for sale;

Sec. 3. Be it further enacted, That Section 117A (e) of said Code
and Article, be and the same is hereby repealed and re-enacted, with
amendments, to read as follows :

117 A.

(e)   "Co-owner" means any person, corporation, trust or other
legal entity, or any combination thereof, which owns a condominium
unit within the building or buildings;

Sec. 4. Be it further enacted, That Section 117A (g) (1) of said
Code and Article, be and the same is hereby repealed and re-enacted,
with amendments, to read as follows:

117A.

(g) "General common elements" except as otherwise provided in
the plat of condominium subdivisions, means and includes:

(1) The land on which the building or buildings stand, whether
leased or in fee simple;

Sec. 5. Be it further enacted, That Section 117A (n) of said Code
and Article, be and the same is hereby repealed and re-enacted, with
amendments, to read as follows:

117A.

(n) "Property" means and includes the land, whether leasehold
or in fee simple, the building or buildings, all improvements and
structures thereon, and all easements, rights and appurtenances
thereunto belonging.

Sec. 6. Be it further enacted, That Section 118 of said Code and
Article, be and the same is hereby repealed and re-enacted, with
amendments, to read as follows:

118.

Whenever property is subdivided into a horizontal property regime,
a condominium unit in the building or buildings may be individually
