ter, that the said Caroline is between seventeen and
eighteen years of age, that the petitioners are residents
and citizens of the state of Virginia, and are desirous
of selling the said property and vesting the money in
real property in the state of Virginia, and that it would
much conduce to the mutual interest of the petitioners if
they were enabled to sell and convey the property and
invest the proceeds as above mentioned, and pray that
a law may pass to authorise and empower the said Gus-
tavus Robert Alexander Brown and Caroline his wife to
bargain, sell and convey the said property in fee not-
withstanding her minority, and the same being consid-
ered reasonable; Therefore,

May sell said
land.

Section 1. BE IT ENACTED by the General As-
sembly of Maryland, That the said Gustavus Robert
Alexander Brown and Caroline Brown his wife, be, and
they are hereby authorised and empowered to bargain,
sell and convey in fee simple all and singular the said
lands and premises lying and being in the precincts of
the city of Baltimore in Baltimore county, containing
about three acres and some perches of land more or less,
being the premises, improvements and appertenances
whereof Jean Francois Esmenard died seized, and which
were devised by the last will and testament of the said
Jean Francois Esmenard to the said Caroline his daught-
er.

Conveyance
shall be good.

Proviso.

2. AND BE IT ENACTED, That the conveyance
of the said property made by them in pursuance of this
act shall be as good and valid in law to all intents and
purposes as if the said Caroline Brown at the time of the
execution thereof had attained the age of twenty-one
years; Provided always, That the said Gustavus Robert
Alexander Brown and Caroline his wife, shall not pro-
ceed to sell and convey the said lot of land and premises
without first having obtained from the orphans court of
Baltimore county, an order authorising them to sell the
same, which said justices of the orphans court, before
they proceed to pass the said order shall be fully satisfied,
by the oath of the said Gustavus Robert Alexander
Brown, and the production of the deed of conveyance
for the same, duly executed and recorded according to
the laws of Virginia that the said Gustavus Robert
Alexander Brown being seized in fee simple by a good
and sufficient title, hath conveyed to his said wife Caro-
line, her heirs and assigns, a real estate in the said state
of Maryland or state of Virginia, of equal value with
the real estate, the sale whereof is authorised by the pro-
visions of this act.
