fifthly and sixthly described in and conveyed by said deed, and
being subject as to that portion of said tract fronting twenty-
five feet on Chestnut Street, and to a depth of eighty feet
southwesterly to a leasehold estate yielding an annual rent
amounting to seventy-five dollars; and that fee simple title to
said tract or parcel of ground vest absolutely in said grantee,
its successors and assigns, to its own and their own use and
behoof.

31. To the sale, grant and release of the reversion in a cer-
tain lot of ground situate and lying in the City of Baltimore
and described as follows, viz: BEGINNING for the same on the
northeast side of Exeter Street, at the distance of one hundred
and seventy feet southeasterly from Gay Street; and running
thence southeasterly, binding on Exeter Street, twenty-five feet;
thence northeasterly, parallel with Gay Street, eighty feet;
thence northwesterly, parallel with Exeter Street, twenty-five
feet; and thence in a straight line to the beginning, to "The
Exeter Memorial Methodist Episcopal Church", a body cor-
porate duly incorporated under the laws of the State of Mary-
land, its successors and assigns, by Mary E. Kugler, by her deed
dated the twenty-fourth day of August, 1915, and recorded
among the Land Records of Baltimore City in Liber S. C. L.
No. 3004 folio 51, etc., in execution of power conferred upon
her by a certain last will and testament mentioned in said deed,
and with the consent and approbation of Franklin P. Kugler
as evidenced by his uniting in said deed, and that the annual
ground-rent theretofore issuing, arising and payable out of said
lot by virtue of the lease whereby said rent was reserved, the
leasehold interest having become vested in said corporation be
merged and extinguished, and that said lot vest absolutely in
fee simple in said body corporate, its successors and assigns, to
its own and their own use and behoof.

32. To the gift, sale, grant and deed of a certain lot of ground
and improvements situate and lying in the City of Baltimore,
and described as follows, viz: BEGINNING for the same on the
east side of Chester Street, at the south side of an alley ten feet
wide, one hundred and ten feet southerly from Orleans Street;
and running thence southerly, with the east side of Chester
Street, sixty feet; thence easterly, parallel with Orleans Street,
one hundred and twenty-three feet to the west side of Duncan
Alley; thence northerly, binding on Duncan Alley, sixty feet to
the south side of said ten foot alley; and thence westerly with
said ten foot alley, one hundred and twenty-three feet to the
place of beginning, to "The Exeter Memorial Methodist Episco-
pal Church", a body corporate, duly incorporated under the
laws of the State of Maryland, its successors and assigns, in
fee simple, by Laura Patterson, William Patterson and Emma
M. Patterson, his wife, Alice Patterson Harris and W. Hall
