    In accordance with the requirments of the above warrant
the undersigned on the seventeenth day of December
Eighteen hundred and seventy after carefully realaing
the real of Estate of Antoinella Polly Elizabeth Blake
Simon John Charles and Ann Rebecca Wicks (minors)
do return as their estimate of the relal value thereof as
follows.  For the farm containing about 220 acres the
buildings fencing which are in good order the latter
principally post & rail of plank & chestnut about 180 acres
of which are arable & the balence in peach trees the sum of
Twelve hundred dollars per annam and one half of the nett
proceeds of the peach crop.  For the front back parlors of
the Brick dwelling house in chester Town now occupied
by Thomas S. Wickes the Sum of one hundred & fifty
dollars pr annum  For the remainder of the Said dwelling now
occupied by Mrs H. Davis the sum of one hundred
fifty dollars per annum For the apothecary shop & back &
room attached & new occupied by Thomas W. Wickes the
sum of the two hundred & fifty dollars per annum for
the Frame stable carriage house & cow shed the sum of
twenty five dollars per annum the arable land on the
farm is devided into two sixteen acres lots and two
fields of thirty three acres each and the balance lying
at the west side of the road [illegible] the peach
orchard which contains some 2,500 trees is [illegible]

          The store house now occupied by Thomas S.
Wickes is under lease with the [illegible]
We are not cognizant and hence do not make
any report thereon except to note the fact we
would reommenned ^recommend^ that two thirds of the arable
land be cultivated each year
