The fencing is in very bad order.   The tenant is to keep the fence
in good repair at his expense but the timber must be furnished
at the expense of the estate

In view of the growing crop of wheat having been sold as a part
of the Personal Estate of the late William Armstrong the valuation
of the said real estate of the present year is Two hundred and
twenty five dollars four ninths of which is Ida Armstrongs and
amounts to one hundred dollars

The future annual valuation has been fixed at three hundred
dollars four ninths of which is Ida Armstrongs and amounts
to one hundred and thirty three dollars and thirty three and
one third cents ($133.33⅓)

There are two basins upon the front part of the farm of very valuable
land if they were not subject to floods of rain containing about
three acres lessening the valuation of the farm both in producturings
and appearance and at a little expense can be brought into
cultivation and kept drained

We therefore recommend to your Honors that an appropriation
be made and the joint expenses of Dowers and minors in trust
to have the said land drained and brought into cultivation
                      Given from under our hands this twentieth day of
April Eighteen hundred and Sixty one

We the undersigned being appointed (as will appear by the above and
annexed warrant) by the Hon Orphans Court of Kent County to enter
upon and estimate the annual valuation of the Real Estate of the
minor children of the late Thomas E. Gooding and make a return
thereof      In accordance with our instructions we first qualified
and then entered upon the premises examined its condition and
complied with the other instructions given in the said Warrant as
will be found below

Near and adjoining the village of Galena is a Small farm of
about Eighty acres in a fair State of Cultivation but with very
poor fencing         Upon the said farm is a dwelling house near
the Mill Pond        Said house is one story high fourteen feet wide
by Sixteen feet long with a kitchen which is one story high   twelve
feet wide and fourteen feet long with Small yard and pailings
enclosing it      There are two rooms on the first floor and two on
the Second in good repair         Near the Dwelling is a small shed
stable twelve by fourteen feet in bad repair;   Also one spring house
five by six feet in good repair      There is also one small tenant
house twelve by fourteen feet one story high and in bad repair
