12 James H Watkins of N. at or before the sealing and delivery of these presents doth grant bargain and sell by these presents and hath granted bargained and sold unto the said Launcelot Warfield and James H Watkins of N. one roan mare one sorrell mare two grey horses and one road horse five oxen four cows five other cattle nine hogs seven shoats ten pigs one ox cart chain & yoke ploughs cultivators and harrows axes & hoes and forks wheat fan Collars plough gears singletrees ten sheep pine barrells and all the household and kitchen furniture and household stuff unto the said Launcelot Warfield and James H Watkins of N. their executors administrators and assigns to their own proper use and behoof Provided always and it is declared to be the true intent and meaning of these presents that if the said Philemon Warfield do and shall well and truly pay or cause to be paid unto the said Launcelot Warfield and James H Watkins of N their executors administrators and assigns the full sum of three hundred dollars current money with legal interest for the same on or before the first day of June in the year eighteen hundred and forty five then and in that case these presents and every matter and thing herein contained shall cease determine and be utterly void to all intents and purposes anything herein contained to the contrary notwithstanding. And the said Philemon Warfield for himself his heirs executors administrators and for every of them doth covenant promise and agree to and with the said Launcelot Warfield and James H Watkins of N their heirs executors and administrators that he will well and truly pay to them the full and just sum of three hundred dollars current money with legal interest for the same on the first day of June eighteen hundred and forty five. In Witness whereof the said Philemon Warfield has hereunto set his hand and seal the day and year aforesaid P. Warfield (seal) In presence of S. Gambrill William Jones At the foot of the aforegoing was thus written to wit Anne Arundel County State of Maryland to wit Be it remembered and it is hereby certified that on this ninth day of April in the year eighteen hundred and forty five before me the subscriber a justice of the peace of the State of Maryland in and for Anne Arundel County aforesaid personally appears Philemon Warfield he being known to me to be the person who is named as and professing to be a party to the foregoing deed or indenture and doth acknowledge the said indenture or instrument of writing to be his act and deed In Testimony whereof I hereunto subscribe my name on the day and year aforesaid S. Gambrill Ex d d costs 81¼cts Recorded the 10.th day of April 1845
