   Just Debts, then it is my Will, and I hereby Impower my Executor ~
   instead of parting with any of the personal property so as afd ~
   reserved, to sell and convey to the purchaser or purchasers in fee ~
   Simple, first the part of the Lot excepted in the first Clause of this
   my Will, and the lot near the Town or adjoining thereto which I ~
   bought of William Forseter And should it likewise further happen
   either from the difficulty of the Collecting the Debts due to me, or
   from any other cause that the Sale of the said last mentioned lots
   should not raise money to pay my afd Debts, then and in such
   case I impower and direct my said Executor in the next place instead
   of parting with the personal property reserved as aforesaid, to sell and –
   Convey to the purchaser or purchasers thereof in Fee Simple, the –
   Tract of Land I purchased of Lovering Merrit called Backs Addition,
   and also ten acres of Land part of a tract called Savory’s Farm, ~
   together with the Stock and plantation Utensils thereon, and to ~
   apply as much of the purchase money thereof to the payment of
   my Debts as may be necessary. . ——
   Sixthly I order and direct that all my Estate both Real and personal –
   shall be sold as soon as Conveniently can be done, after my Youngest
   Surviving child shall have attained his or her age of Twenty one –
   years, and I hereby Impower and direct my Executor to make over my
   said Real Estate to the purchaser or purchasers thereof in Fee Simple,
   And it is my Will that the money arrising from the sale of my said
   Real and personal Estate together with any money which may ~
   Remain, after payment of my Debts, from the Sale of any of my
   Property herein before directed, either Absolutly or Conditionally
   to be sold, and also the Exceedings, if any, of the Fund allotted for the
   Education and maintenance of my children shall be equally divided
   between my surviving children and the representatives of such of
   my Children as may happen to be dead, when my said youngest
   child shall attain his or her age of Twenty one years, the said representatives
