       and to hold the said Lots of Land and Improvements above described and premisses with the appurtenances
       as aforesaid hereby granted or conveyed or meant mentioned or intended so to be and every part
       and Parcel thereof unto the said Nicholas Houer his heirs and Assigns to the only proper use
       and behoof of the said Nicholas Houer his heirs and Assigns forever and to or for no other use
       intent or purpose whatever and the said John Seyl for himself his heirs Executors and Administrators
       doth hereby Covenant grant promise and agree to and with the said Nicholas
       Houer his heirs executors Administrators and Assigns by these presents that he the said John
       Seyl his heirs executors and Administrators all and singular the premises herein before
       described and hereby intended to be conveyed unto him the said Nicholas Houer his heirs and
       assigns against all persons claiming or to claim under the said John Seyl or his heirs shall
       and will warrant and for ever defend  Provided always and upon this condition following
       To wit that if the said John Seyl his heirs executors Administrators or Assigns do or shall
       well and truly pay or cause to be paid unto the said Nicholas Houer his heirs executors Administrators
       or Assigns  The sum of Two thousand and Fifty nine Pounds four Shillings and
       eleven pence current money aforesaid at or upon the Eleventh day of February which shall be
       in the year of our Lord One Thousand seven hundred and eighty eight with legal Interest for
       the same to commence from the date of this Indenture according to the condition of a Bond
       or Obligation bearing equal date herewith that then and from thenceforth this Indenture to be
       void and of no effect and the said John Seyl doth hereby for himself his heirs and assigns covenant
       grant and agree to and with the said Nicholas Houer his heirs and assigns that
       he the said John Seyl his heirs and Assigns shall and will at any time hereafter at the reasonable
       request cost and charge of the said Nicholas Houer his heirs or Assigns make do suffer
       execute and acknowledge any other Act or Acts Deed or deeds Assurance or Assurances
       (Subject to the provisoe herein before contained) which may be necessary for the more effectual
       conveying and assuring to the said Nicholas Houer his heirs and Assigns the Lots improvements
       and premisses with the appurtenances herein before described Conveyed or intended to
       be hereby conveyed and which shall be by the said Nicholas ^Houer^ his heirs or Assigns or his or  
       their counsel devised and required so as such conveyance or assurance contain no other warranty
       than is herein  In Witness whereof the said John Seyl hath hereunto subscribed
       his name and affixed his seal the day and Year first within written

       Received of the within named Nicholas Houer the sum of Five thousand Pounds
       Fifty-nine Pounds four Shillings and eleven pence current money being the Consideration

       Maryland  Be it remembered that on the Eleventh day of February 1783 John
       Seyl party to the within Deed appeared before me the Subscriber one of the
       Judges of the General Court for the State of Maryland and acknowledged
       the aforegoing Instrument of writing to be his act and Deed and the Lots &
       premises with the appurtenances therein described to be the right and estate
       of the within named Nicholas Houer his heirs and Assigns according
       to the true intent and meaning of the same Deed and the Act of Assembly
