160. and William Worthington and Did acknowledge the within Deed to be their Act and Deed and the Lands and Premisses therein mentioned to be the Right and Estate of the said William Worthington his Heirs and Assigns according to the true Intent and meaning of the same Deed Recorded this 18th Day of April 1771 Philip Thomas Lee 7¼ sides X.d This Indenture made the twentieth Day of March in the Year of our Lord seventeen hundred and seventy one between Benjamin Thomas of Charles County Planter and Sylvester Coffer son and heir of Richard Coffer deceased of the one part and Robert Lawson of Charles County Gentleman of the other part Witnesseth that the said Benjamin Thomas for and in Consideration of the sum of five Shillings Current Money and the aforesaid Sylvester Coffer for and in Consideration of the Sum of fifty Pounds Current Money to them respectively in hand paid by the said Robert Lawson at or before the Sealing and Delivery of these present the receit whereof they do hereby respectively acknowledge and thereof and therefrom do and each of them Doth release acquit and discharge the said Robert Lawson his Heirs Executors Adm.s and Assigns and every of them by these Presents Have and each of them Hath given granted bargained sold aliened released enfeoffed and Confirmed And by these Presents Do and each of them Doth give grant bargain sell alien release enfeoff and Confirm unto him the said Robert Lawson his Heirs and Assigns forever All that Tract or Parcel of Land situate lying and being in Charles County aforesaid called Saint Michaels containing two hundred Acres of Land more or less Together with all Houses Buildings Gardens Orchards Ways Waters Water Courses Timber Timber Trees Woods Underwoods Profits Priviledges Easments Advantages and Appurtenances whatsoever to the said Tract or Parcel of Land Belonging or in any wise appertaining And the Reversion and Reversions Remainder and Remainders Rents Issues and Profits thereof and of every Part and Parcel thereof And all the Estate Right Title Interest Use Trust Possession Property Claim and Demand whatsoever of them the said Benjamin Thomas and Sylvester Coffer and each of them their and each of their Heirs of in and to the said Tract or Parcel of Land and every Part thereof To have and to hold the said Tract or Parcel of Land with its Rights Members and Appurtenances to him the said Robert Lawson his Heirs and Assigns to the only proper Use and Behoof of him the said Robert Lawson his Heirs and Assigns forever and to or for no other Use Intent or Purpose whatsoever nd the aforesaid Sylvester Coffer for himself his Heirs Exors and Adm.rs doth hereby Covenant and grant to and with the aforesaid Robert Lawson his Heirs and Assigns in Manner and Form following that is to say That he the said Sylvester Coffer and his Heirs the Tract of Land aforesaid with its Rights Members and Appurtenances from and against the aforesaid Sylvester Coffer and his Heirs and all Persons claiming by from or under him them or any of them to the aforesaid Robert Lawson his Heirs and Assigns shall and will warrant and forever Defend And further that he the said Sylvester Coffer and his Heirs and all Persons claiming or to claim by from or under him them or any of them shall and will at any Time or Times hereafter on the reasonable Request Costs and Charges in the Law of the aforesaid Robert Lawson his Heirs or Assigns make do suffer acknowledge and execute all and every such further and other Acts Deeds and Assurances as shall or may be advised devised or required for the more effectual assuring and conveying the said Tract or Parcel of Land and Premisses with the Appurtenances to the aforesaid Robert Lawson his Heirs and Assigns In Witness whereof the Parties to these Presents have hereunto interchangeably set their Hands and affixed their seals the Day and Year first above written Benja Thomas (seal) Signed Sealed and Delivered in the Presence of F.rs Hamilton Silvester Cofer (seal) his Joseph + Coffer mark |
