724 of Choptank River called Towton Field originally granted unto Vincent Lowe by Patent for Nine hundred and twenty Acres which the said James Broadaway claims Title to and is now Possessed of with the Appurtenances and all the Estate Right Title Interest Property Claim and demand whatsoever both in Law and Equity which the said James Broadaway now hath or may or can Claim off in and to the said Tract of Land called Towton Field and every part thereof with the Appurtenances and the Reversion and Reversions Remainder and Remainders Rents and Services of the Premises To Have and to Hold the said hereby bargained and sold Land and Premises with the Appurtenances and every part and parcel thereof to the said Thomas Ringgold and his Heirs and Assigns to the only proper use and behooffe of the said Thomas Ringgold and his Heirs and Assigns for ever And the afsd James Broadaway doth hereby Covenant Promise and Agree for himself his Heirs Executors and Administrators to and with the said Thomas Ringgold his Heirs and Assigns that he the same James Broadaway now is and stands seized of a good sure perfect and indefeazable Estate of Inheritance in Fee Simple off in and to one Quarter part of the said Tract of Land called Towton Field and hath in himself good Right full Power and lawful Authority to bargain Sell and Convey the same in Manner afsd And that the same is now Free and Clear of all Former Deeds grants Mortgages or any other Incumbrances had made or suffered of the Premises by him the said James Broadaway and that he the said James the Land and Premises afsd hereby bargained and Sold to the said Thomas Ringgold and to his Heirs and Assignes against him the same Broadaway and his Heirs and all and every person or persons whatsoever claiming therein shall and will Warrant and for ever by these Presents defend And also that he the said James Broadaway and his Heirs shall and will at all or any time or Times hereafter at the request Costs and Charges of the said Thomas Ringgold his Heirs or Assigns make do Execute levy or suffer all such further & other Act and Acts Deed or Deeds Conveyance or Conveyances Assurance or Assurances Fine or Fines Recovery or Recoveries in the Law whatsoever of the Land & Premises afsd to the said Thomas Ringgold his Heirs and Assigns in Fee Simple as shall be by him or them or his or their Counsel Learned in the Law devised advised or required In Witness whereof the Partys to these Presents have hereunto interchangeably set their Hands & Seals the Day and Year above Written Sealed & Delivered Chris.r Cross Routh James Broadaway (seal) in Presence of Rich.d Mason Th.s Ringgold (Seal) On the Back of the aforegoing Deed was thus Endorsed Viz.t Received this 29.th day of March 1770 of the within Thomas Ringgold the Sum of four Hundred Pounds Current Money in full Consideration of the within mentioned Land Witness Chris.r Cross Routh P me Rich.d Mason James Broadaway |
