       Lawfully rightfully and absolutely seized in his Demesne as
       of Fee of and in the said Piece Parcel or Tract of Land hereby
       bargained and Sold or meant mentioned or intended so to be
       of a good sure lawful absolute and indefeasible Estate of Inheritance
       in Fee Simple without any Remainder Revertion
       Trust Limitation Power of Revocation Condition Use or Uses or
       any other matter Restraint or Thing whatsoever to alter change
       charge revoke make ^void^ devest lessen incumber defeat or determine
       the same And that he the said Stephen Watkins now at the Time
       of Sealing and delivering these Presents hath in himself good Right
       full Power and lawfull and Absolute Authority to grant and Convey
       the Premisses with their Appurtenances unto and to the use
       of the said Thomas Sprigg his heirs and Assigns in manner
       aforesaid according to the Purport and true intent and meaning
       of these presents And also that it Shall and may be lawfull
       to and for the said Thomas Sprigg his heirs and Assigns from
       Time to Time and at all Times hereafter peaceably and Quietly to
       enter into have hold occupy possess and enjoy the said premisses hereby
       granted bargained and sold or meant mentioned or intended so to be &
       to take receive and have the Rents Issues and profits thereof and every
       Part and Parcell thereof to and for his and their own use and
       Benefit without the Lawfull Let Suit Trouble Deniel Eviction or
       Interruption of any Person or persons whatsoever and that free and
       clear acquitted exonerated and Discharged or otherwise by the said
       Stephen Watkins his heirs executors or administrators well and sufficiently
       saved defended and keept harmless and indemnified of from and against
       all manner of Gifts Grants Bargains Sales Leases Mortgages Jointures
       Dowers Titles of Dower Uses Trusts Wills Intailes Statutes Recognizances
       Loan Office Bonds Judgments Extents Executions Annuities Rents
       Arrears of Rents Forfeitures and Causes of Forfeiture and of from &
       against all and singular other Estates Titles Troubles Charges and
       Incumbrances whatsoever And moreover that he the said Stephen
       Watkins and his heirs and all and every other Person claiming
       or which shall or may have or lawfully claim any Estate Right
       Title Trust or Interest of into or out of the aforesaid premisses
       hereby granted bargained & Sold or meant mentioned or intended
       so to be or any Part thereof rom by or under or in Trust for him
