       Containing eight hundred Acres of Land which said Tract or parcell of Land was
       also heretofore devised by the last Will and Testament of Charles Digges of Prince
       Georges County aforesaid deceased Father of the said William Digges by the name of
       all that Tract of Land called Frankland together with all and Singular the Houses     
       Edifices Buildings Gardens Orchards Woods underwoods Ways Waters Water Courses
       Easments preveledges Commodites and Advantages to the same and Each of them
       belonging or in any wise appurtaining and the Reversion and Reversions Remainder
       and Remainders Rents Issues and profits thereof and Every part and parcel thereof
       and all the Estate Right Title Interest use Trust property Claim and demand
       whatsoever of him the same William Digges of in to or out of the aforesaid Lands and
       Premisses with the Appurtenances or any part or parcell of them or either of them To
       have and to Hold the said Lands and all and Singular the premisses herein
       before Mentioned or intended to be hereby granted bargained and Sold Aliened
       released enfeoffed and confirmed with their and Every of their Appurtenances unto the
       Same George Fraizer Hawkins his Heirs and Assigns to the only proper use and
       behoof of the same George Fraizer Hawkins his Heirs and Assigns forever To the
       Intent & purpose Nevertheless that the same George Fraizer Hawkins may be perfect
       Tenant of the Freehold and Inheritance of all and Singular the said Lands
       and premisses with their and Every of their appurtenances that one or more good
       and perfect Common Recovery or recoveries for Assurance of Lands may in due form
       of Law be had suffered levied & perfected of all and Singular the said Lands
       and Premisses with their and every of their appurtenances And for that End & Purpose
       it is Agreed by and between all the said Parties to these Presents that the
       said James Marshall as Demandant shall hereafter at the Costs and Charges
       of the aforesaid William Digges prosecute and sue Out of his Lordships High Court
       of Chancery his said Lordships Writ or Writs of entry Surdisseisin en le post against
       him the aforesaid George Fraizer Hawkins returnable and to be returned to the
       next provincial Court at Annapolis on the third Tuesday of May Inst whereby the
       said James Marshall shall Demand against the aforesaid George Fraizer Hawkins
       the said Lands and premisses with their and Every of their appurtenances by such
       Apt and Convenient Name and Names and other Additions and Descriptions as      
       shall be thought fit and Requisite to which said Writ or Writs the said George
       Fraizer Hawkins shall and will appear gratis in his Own Proper Person or by his
       Attorney or Attornies for that purpose lawfully Constituted Authorised and impowered
       and Vouch to Warranty thereof the aforesaid William Digges who shall likewise appear
       gratis in his Own proper Person or by his Attorney or Attornies for that Purpose lawfully
       Authorised and appointed and shall & will Enter into the said Warranty and vouch
       over to Warrant the same Lands and premisses with their and Every of their appurtenances
       the aforesaid George Digges who shall and Will likewise appear gratis
       in his Own Proper Person or by his Attorney or Attornies for that Purpose lawfully Constituted
       and appointed and shall and will likewise enter into the said Warranty and
       Vouch Over to Warrant the same Lands and premisses with their and Every of their
       appurtenances the Common Vouchee who shall thereupon appear and Enter into the said
       Warranty and Imparl and after Imparlance make default and such further and other
       Proceedings shall be therein so that One or More good and perfect common recovery
       or Recoveries with treble Voucher shall and may be had perfected Suffered and executed
       in all things according to the usual Form of Common Recoveries with treble Voucher
       for Assurance of Lands in such Case used and Accustomed and it is hereby further
