       Also all that tract or Parcell of Land called Gantts Garden lying and being in
       Frederick County aforesaid containing two thousand three hundred and Seventy
       Six Acres granted to the said Fielder Gannt on or about the thirteenth day of April
       Seventeen hundred and Sixty five as by the Patent for the Same Recorded Among the
       Records of his Lordships Land Office reference being thereto had may more fully
       Appear (Except forty Acres of Land part of the aforesaid Tract or Parcell of Land
       called Gantts Garden conveyed by the said Fielder Gannt to a Certain Daniel Jacobs
       as by the Deed of Conveyance for the same Recorded among the Records of Frederick
       County aforesaid reference being thereto had may more fully Appear| with their
       and every of their Rights Members and Appurtenances whatsoever and the Reversion and
       Reversions Remainder and Remainders of all and Singular the said Lands Tenements
       Hereditaments and Premisses hereby granted bargained and Sold and of every part and
       Parcell thereof And all the Estate Right Title Interest claim and Demand whatsoever
       of him the said Fielder Gannt of in to or out of the said Lands Tenements Hereditaments
       and Premisses whatsoever hereby granted bargained and sold or mentioned or intended
       to be hereby granted bargained and Sold or any or either of them or any Part or
       Parcell ^thereof^ To have and to hold the said Several Tracts or Parcels of Land (except
       as before is excepted) and all and Singular other the Premisses hereby granted bargained
       and Sold or mentioned or intended to be hereby granted bargained and Sold with their
       and every of their Appurtenances unto the said George Frazier Hawkins his heirs
       and Assigns forever to the only use and Behoof of the said George Frazier Hawkins
       his heirs and Assigns forever  Provided always that if the said Fielder Gannt his
       heirs Executors Administrators or Assigns or any of them Shall and do well and truly
       pay or cause to be paid unto the said George Frazier Hawkins his Executors Administrators
       or Assigns the just and full Sum of five hundred and twenty Eight pounds eight
       Shillings and seven pence Current Money according to the rate prescribed by the
       Inspection Law with Legal Interest on or before the tenth Day of October next
       ensuing the Date of these Presents that then and from thence forth this present
       Indenture and all the Estate Right Title and Interest  hereby granted and conveyed
       Shall cease determine and be void any thing herein contained to the contrary
       notwithstanding And the said Fielder Gannt for himself his heirs Executors Administrators
       and Assigns and every of them doth covenant promise and grant to and with the said
       George Frazier Hawkins his Executors Administrators and Assigns by these Presents
       that he the said Fielder Gannt his heirs Executors Administrators or Assigns or some
